Mortgage rates for a 30 year, conventional mortgage have increased .5% in less than three weeks! This might cause a few things to happen:
1. The housing market may get even more competitive for buyers for a while as buyers that have been on the sidelines get back into the market to find a home before rates go even higher.
2. Combined with the crazy double digit price appreciation we have seen this may cool the rate of appreciation down a bit as buyers will not be able to afford as much as they could a few weeks ago.
3. Some current homes under contract may fall through due to buyers no longer qualifying. I could see this happening on new construction homes where buyers often wait to lock in an interest rate until closer to the home being completed. A half a point in rate could easily throw someone out of qualifying for a home.
