4 Signs a Home Could Get Multiple Offers 👀

I want my buyers to know that you don’t always have to wait for the listing agent to tell you there are multiple offers.

Sometimes, the signs are already there.

🏠 1. It’s been on the market 24–48 hours
That’s typically when a new listing gets the most attention and traffic.

📉 2. The seller made a significant price reduction
A big price drop can bring a whole new wave of buyers into the picture.

👥 3. The open house is packed
If you walk into an open house and see 10, 15, or even more people, pay attention. That level of traffic could be a sign of strong buyer interest.

📊 4. It’s priced at or below the average sales price
Homes that are competitively priced—especially at or below the area’s average sales price—can attract more buyers and potentially create multiple-offer competition.

I always want my buyers to recognize these clues before they make an offer. Because if you know a home could be competitive, you can build your offer strategy accordingly.

This South Carolina rental property was a good investment for nearly 20 years… until poor property management allowed things to spiral out of control.

After the tenants stopped paying rent, the property was left in rough condition — trash everywhere, eight dogs, an abandoned box truck, a trailer, rotten fencing, motorcycle parts, and an engine block in the backyard.

Inside wasn't much better. The home needs a major cleanup, new flooring, fresh paint, and some updates, but thankfully, the property isn't structurally destroyed.

This is Part 1 of the journey to bring this house back to life and eventually get it ready for the market.

You’ve probably seen agents advertise their services as “FREE” — but in a real estate transaction, there’s no such thing as free.

Real estate commissions are negotiable, but someone is paying the agreed-upon compensation. And that’s why understanding your buyer agency agreement before you fall in love with a home is so important.

What happens if you find your dream home and the seller isn’t offering compensation toward your buyer agent? Could you suddenly be responsible for paying your agent yourself?

It sounds like a movie plot, but sophisticated real estate scams happen more often than you think. A common tactic involves buyers who push for complex seller-financing terms, send fraudulent or failing wire transfers, and exploit legal loopholes to take possession of a property before the funds actually clear.

The worst part? Sellers often voice their concerns early on, only to be told by eager agents that they are "overreacting."

Here is the reality: Not all real estate representation is created equal.

An agent's job isn't just to find a buyer—it's to protect you from liability. A true professional has a sharp "BS meter," thoroughly vets financial credentials, and stands by you when a deal starts smelling fishy.

If you are getting ready to put your property on the market, keep these rules in mind: 1️⃣ Interview multiple agents. Look deeply at their experience and market production. 2️⃣ Vet the funding. Never hand over keys or sign final closing documents until funds are completely verified and cleared by your escrow officer. 3️⃣ Never ignore your gut. If a deal feels too complicated or weird, it usually is.

It's time for another update on the house after the tenant eviction—and there's been a lot of progress since my last video.

One of the biggest questions was whether insurance would help cover the damage. After meeting with the adjuster, we learned that while intentional destruction is typically covered, damage caused by years of neglect, heavy wear, and unsanitary living conditions is not. It wasn't the news we were hoping for, but it gave us a clear path forward.

The cleanup is complete, the home has been sealed to eliminate odors, and we're officially in the rebuilding phase. We've selected flooring, paint colors, lighting, bathroom fixtures, hardware, and so much more. The roof and landscaping are also underway, and this house is finally starting to look like a home again.

Every renovation comes with unexpected challenges, and this one has certainly had its share. I'm excited to bring you along as we continue transforming this property one step at a time.
