10 THINGS I WOULD NEVER DO AS A HOMEOWNER 🏡
Owning a home is about more than making the mortgage payment. It’s also about protecting your investment and avoiding expensive surprises.
1. Pay extra on a 3% mortgage just to pay it off faster
I’d look at my full financial picture first and make sure I’m not sacrificing emergency savings or other priorities.
2. Waive a home inspection
A beautiful home can still have expensive problems hiding behind the walls, roof, or floors. I’d want to know what I’m buying.
3. Ignore small water stains
A small stain could point to a much bigger leak. I’d find the source before it becomes an expensive repair.
4. Let my homeowners insurance auto-renew
I’d review my coverage, deductibles, and premiums regularly to make sure they still fit my needs.
5. Start major work without checking permit requirements
I’d check local requirements first to avoid fines, delays, or issues when it’s time to sell.
6. Ignore my property tax assessment
I’d review it regularly, especially if my assessed value changes significantly.
7. Ignore drainage around my foundation
I’d make sure water is flowing away from the house to help prevent costly foundation issues.
8. Buy the most expensive house I qualify for
What a lender approves and what fits comfortably into my budget are two different things.
9. Skip HVAC maintenance
Regular maintenance can help keep the system efficient and catch problems early.
10. Hire the cheapest contractor
I’d compare experience, references, licensing, insurance, scope of work, and overall value, not just price.
