When I first started, Real Estate, someone asked me why I got into this business.

I said to help people.

They corrected me and said no it’s because you want to make money.

I definitely thought to myself “Well that also because that’s what a job does. You don’t work for free.”

But I also don’t make money being disingenuous or not caring about every single one of my clients.

When a deal falls through for you, it falls through for me. I feel it too.

When I pull out a sign from your yard I want to make sure I know I’ve done everything on my side to try to sell your home.

I’ve walked away with no commission check before to save a deal and I don’t get paid on off days.

It’s not always perfect because there are so many factors out of my control but I do my best.

This last year has been a rough one with an election year and interest rates etc.

But I KNOW I’m good at my job and I care about my clients.

Let’s talk about the market.
Lake Wylie specifically for now.

We are seeing an 11% increase of homes that have hit the market this September compared to last September.

A decrease -4.4% of closed sales compared to last September. 

An increase on the average sale price +6.7% gone up from last September. Making the median average sale price around $640,000 per single-family home unit.

An average monthly supply of available homes in the area have increased +37.9% from last year.

Interest rates are flirting on the lines of 6% conventional 30 year and have hit the 5’s for Government Funded Loans (FHA) and 15 year loans.

The average home is sitting on the market for around 50 days until under contract and 80 days total from list to close. 

What does this mean in a nutshell? 

Buyers have more buying power. More room to negotiate price and repairs, etc.

Sellers make sure you showcase your home in the absolute best condition. Buyers are looking for perfect since they have options. New paint new carpet and staging can go a very long way.

Our market is still strong, showing increased sale prices but homes are sitting longer waiting on their PERFECT new owners.
