Before buying on Lake Norman, there are questions you have to ask that go far beyond the house itself:
• What restrictions does the lake buffer create?
• Is the dock fully permitted, or grandfathered?
• Can the dock be rebuilt, or only replaced exactly as it exists today?
• How much impervious space is left for future outdoor living?
These details don’t always show up in photos, but they absolutely shape what you can (and can’t) do with a waterfront property long-term.

Luxury homes aren’t selling faster by accident.
The old assumption was simple: higher price = fewer buyers = longer time on market.
And for years, that was true.
But on Lake Norman, the data tells a different story.
Demand in the $1.5M+ segment has increased while supply has leveled off, creating an imbalance that’s moving well-positioned luxury homes faster than the overall market.
Add in something else luxury buyers value, uniqueness. Character, views, location, and homes that can’t be easily replicated. We’re seeing the same behavior across the economy, from first-class airline seats to high-end designer goods.
None of this means you can overprice a home and expect it to sell. Luxury buyers are informed, discerning, and strategic. The data still has to guide the pricing.
