A few years ago, I had a first-time buyer fall in love with an older home. During my walkthrough, I noticed it had polybutylene plumbing.

Most buyers have never heard of polybutylene pipes, but they’re known for failing without warning and causing significant water damage. After explaining the risks and replacement costs, my buyer decided to keep looking.

About a year later, one of his friends bought a similar home through another agent. Nobody mentioned the plumbing. A few months after moving in, a polybutylene pipe failed and flooded the kitchen.

āœ… PEX: Flexible, durable, and today’s preferred option.

āœ… Copper: Long-lasting and reliable, but more expensive.

āš ļø CPVC: Affordable but can become brittle with age.

āš ļø Galvanized: Common in older homes but prone to internal corrosion.

So what is radon?
Radon is a naturally occurring radioactive gas that comes from the ground. It sneaks into homes through foundations, slabs, crawl spaces, and sump pits — totally undetected without a test.

Why buyers should care:
Long-term radon exposure is the second leading cause of lung cancer in the U.S.
A house can check every box… and still have high radon levels.

The good news? Testing is easy.

What if radon is found?
No need to panic.
A radon mitigation system typically costs $800–$1,500 and can reduce levels by 90%+. It’s a very common and effective fix.

Where is radon most common?
It can be anywhere, but it’s more prevalent in areas with granite and certain soil types — the Midwest, Northeast, Appalachians, and yes… parts of the Carolinas too. That’s why every home is worth testing.

What about DIY test kits?
They’re affordable and available anytime, but results may take longer and aren’t always as accurate as professional tests. Great for general awareness — not always ideal when deadlines matter.

Bottom line:
Radon testing is a small step that protects your health, your investment, and your future.

While my buyer is in Vegas, here’s what I’m actually doing behind the scenes:

- Meeting contractors.
- Scheduling and attending inspections.
- Reviewing permits and disclosures line by line.
- Crawling crawl spaces and attics.
- Looking for water intrusion, structural concerns, and DIY ā€œrepairs.ā€
- Strategically negotiating repairs and credits — not just asking for everything and hoping.
- Making sure the contract is written correctly and actually enforced.

On this deal alone, the seller removed a downstairs refrigerator that was clearly included in the contract.
That’s not an accident, that’s a fridge or a credit owed back to my buyer if someone’s paying attention.

At the same time, I’m walking buyers through financing so they actually understand what they’re signing. FHA vs VA vs Conventional, how PMI really works, when points make sense, how rates and loan programs affect monthly payments, and making sure the house even qualifies for the loan type being used.

I’m also lining up cleaners, HVAC techs, plumbers, roofers, restoration crews, inspectors who care — and giving honest opinions when something doesn’t feel right.

Anyone can open a door.
A good realtor protects your money, time, and sanity. Long after the showing is over.

The work happens behind the scenes.
That’s the value.

Relaying engineered hardwood or laminate with a tight tongue-and-groove fit can be frustrating real quick šŸ˜…
When you’ve got to sandwich boards together and they just don’t want to cooperate, don’t force it.

Hack #1:
Lightly coat the tongue and groove with bar soap or flooring wax. It helps the boards slide together smoothly without chewing up the edges.
🚫 Skip grease or vegetable oil — those can soak into the wood and cause issues down the road.

Hack #2:
Use a tapping block or scrap piece that matches the profile of the flooring. Never hit the finished edge directly — that’s how corners get blown out.

Hack #3:
Check for debris. Tiny bits of dust, underlayment, or dried glue in the groove can stop a board from seating fully. A quick pass with a vacuum or utility knife can save you a ton of frustration.

Hack #4:
Work from multiple angles. Sometimes lifting the previous row slightly while tapping the new board in makes all the difference, especially on long runs.

Hack #5:
If a board still won’t seat, don’t be afraid to remove it and reset. One bad joint can telegraph through the entire floor.

Slow, clean installs always beat rushing and damaging material. Tight fits are good — you just need the right tricks to get there šŸ‘Œ

Welcome to the ā€œbeautiful messā€ stage of our kitchen renovation
Demo day is always a blast… right up until you start uncovering things behind the walls that make you question every decision a previous homeowner ever made

I’m doing the bulk of this project myself, with a structural engineer stepping in for the load-bearing stuff and all the proper permits in place. I’ll break all that down later, but for now — here’s where we’re at: studs exposed, dust everywhere, and the vision starting to take shape.

What you don’t see on HGTV is the actual day-to-day chaos:
• Trying to cook dinner in a house that looks like a lumber yard
• Discovering mystery wires that definitely weren’t in the plans
• Convincing yourself (and your family) that ā€œit’ll all be worth itā€
• Finding creative ways to keep the house somewhat livable while everything is torn apart

But honestly… this is all part of the fun. Every little surprise is just another puzzle to solve and another step closer to the kitchen we actually want — not the one we inherited.

Stick around and follow along. There’s going to be plenty of progress, plenty of problem-solving, and definitely a few ā€œwhat now?ā€ moments. But in the end, we’re building something awesome here. šŸ”ØāœØ
