š” Iām not in the sales business. Iām in the education business.
A few years ago, I had a first-time buyer fall in love with an older home. During my walkthrough, I noticed it had polybutylene plumbing.
Most buyers have never heard of polybutylene pipes, but theyāre known for failing without warning and causing significant water damage. After explaining the risks and replacement costs, my buyer decided to keep looking.
About a year later, one of his friends bought a similar home through another agent. Nobody mentioned the plumbing. A few months after moving in, a polybutylene pipe failed and flooded the kitchen.
š§ Quick Plumbing Guide:
ā
PEX: Flexible, durable, and todayās preferred option.
ā
Copper: Long-lasting and reliable, but more expensive.
ā ļø CPVC: Affordable but can become brittle with age.
ā ļø Galvanized: Common in older homes but prone to internal corrosion.
š© Polybutylene: Installed from roughly 1978ā1995 and known for unexpected failures.
Every home has pros and cons. My job isnāt to tell clients what to buy. My job is to help them understand what theyāre buying so they can make informed decisions.
Thatās the difference between selling houses and educating buyers.
