This is the face of joy. ��No, her name isn’t “joy.” It’s actually Nina. ��Nina asked if we could take a selfie, when we were doing a walkthrough on her new home, before her closing on Wednesday.
�She shared with me that she had butterflies in her stomach from all of the excitement and anticipation of closing on her first home.
�This joy on her face wasn’t only because she knew she’d be closing on her first home in an hour. ��It was joy from knowing the home would be hers after starting the process of looking at the end of April, and losing out on 5 other homes, to more aggressive offers.
�It was also the joy of knowing she’d be closer to her sister-in-law and nephew, who she adores and loves to spend time with.
�And it was the joy of knowing her dad and brother, in heaven, were looking over her, as she closed on her first home.

Life as a real estate agent can be REALLY hectic. For me, sometimes I’m up at 4 a.m. and in bed at 10 p.m.�
But moments like this, when you see the joy on a client and friend’s face, as they close on their first home, are what make this career worth all of the long hours.

What are the most important things to look for, when you are seeing homes in person, and considering making an offer?

Usually when I meet clients (or talk to them on the phone), for the first time, I talk to them about what to expect when we are looking at homes.

I tell them “you are probably going to get excited and see most homes through rose colored glasses.”

“One of my jobs is to make sure the home you fall in love with, doesn’t have some huge underlying issues.”

While you should always get a home inspection, these are the major things I’m looking at in homes we see, with a critical eye:

Roof - How old is it? Does the roof have architectural shingles, or shorter life shingles? Are there any tree branches that are constantly rubbing the roof, to shorten the lifespan? Are there any stains on the ceiling, to indicate a leak?

Plumbing leaks - these aren’t always as obvious, but I like to look under sinks in the Kitchen and bathrooms, to see if I see any evidence on the cabinet below them, of an active or previous leak

Crawl space - if a home is built on a crawl space, I look to see if there is a v***r barrier, at a minimum. I also look to see if there is any standing water in the crawl space.

Electrical - in older homes, it is a good idea to look at receptacles. Homes with two prongs instead of three aren’t grounded. So, its a good idea to look at electrical, to see if the wiring might need to be updated soon.

Cracks - while I’m not a structural engineer, looking for cracks in brick, walls, or above windows and doors are good, to see if you need to have a structural expert come investigate further. Cracks don’t always mean structural issues, but a home without cracks, should typically be structurally sound.

*This list is by no means all inclusive of everything I look for. But is a good list, for eliminating a home as an option, if we find something that looks like a deal-breaker. A professional home inspector can reveal these issues and more.

This past week, we silently got this condo at Metropolitan under contract.

I say “silently” because we’d been working for a couple of months, with the seller, to get condo measurements, photos, video, and a 3D tour of the condo. 

It doesn’t normally take this long to prepare the various marketing components, but this seller wanted to have some things fall into place before we actually hit the market.

So, when everything was in place and she was ready to hit the market, we started the marketing push, along with showings.

Do you ever have a song come on the radio and it conjures up memories of an event in your life?

Maybe it's where you were, when you heard the song play.

Well, for me, this home conjures up memories.

See, when my clients made an offer on it, I was here in Charlotte, and they got beat out, by another offer.

The year was 2017.

We decided to keep looking and my clients really loved this particular street in Plaza Midwood.

We decided we'd wait until another home hit the market on this street.

Then a couple of weeks later, Ginny and I took a trip to Italy 🇮🇹, and while we were there, I got a call from the listing agent on this home.

The first buyers had some sort of family emergency pop up, that was going to prevent them from being able to move forward with the purchase.

And the listing agent wanted to know if my clients were still interested and if they'd still honor their initial offer.

So, I reached out to my clients and they were still interested and we went under contract on the home, that day.

Now four years later, they've decided they need a little more space, since their family has grown by a daughter, and asuper friendly French Bulldog, named J.P.

I'm excited to see what this next chapter holds for them and am sure this home will sell quickly, to someone that will love the home as much as they have.
