I got this from one of my Mortgage Loan officer partners:
Fun Mortgage/Real Estate fact: If you ask the seller to reduce sales price by $10,000 on a $400,000 home, you’ll save around $65 per month.

If you ask the same seller to give you $10,000 closing cost credit towards rate buy-down instead, you’d save around $225 per month.
