Wanna nerd out? Let’s do it. The numbers tell a story!
People ask me if real estate is “slow” right now, and while national media may point to that, the answer locally is “no, not at all” and I’m gonna prove it:
1) The volume of real estate sales, year-over-year, has decreased...by two transactions in Mecklenburg county. Or 0.01%.
2) Meanwhile, median sales price is UP by 2.9%, interestingly up 7.1% in Union County.
3, 4, 5) Time on market, sales price to list price ratio, and supply do fit the national narrative somewhat, but very much in a hair-splitting way: where 6 months supply is still considered a balanced market, most counties in the area are barely at half of that. With a (slight) increase in supply, my takeaway is that for Mecklenburg, sellers are adjusting to not just being able to name their price as they’ve become accustomed to, you actually have to have a good, well-positioned product. But it’s still a seller’s market.
6) All of these companies offering a paradigm shift or a “new” real estate model, and Keller Williams is outpacing the next two companies COMBINED in market share. This one is just a brag.
