🏡 The Fed raised rates…so mortgage rates automatically go up too, right?

Not necessarily.

One of the biggest misconceptions in real estate is that the Federal Reserve directly sets mortgage rates. It doesn’t.

The Fed controls a short-term benchmark rate that affects many types of borrowing. Mortgage rates—especially 30-year fixed rates—are influenced by the bond market, Treasury yields, inflation expectations, mortgage-backed securities, investor demand and the broader economy.

That means:

Fed rate ↑ ≠ Mortgage rate ↑ by the same amount

Mortgage rates can rise, fall, or remain relatively stable after a Fed decision because financial markets often anticipate Fed moves before they happen.

For buyers and sellers, the takeaway is simple: don’t assume a Fed rate increase automatically means mortgage rates just increased by the same amount.
