I have a love hate relationship with social media.

Social media is so often used as a highlight reel, a look at how amazing I am, or a look what I’m doing that’s been completely staged and not at all the truth form of content.

It’s also used as a means of procrastination in our industry. For many people a face to face conversation or phone call scares them to death so instead of building genuine connections with people around you a lot turn to social media so they can hide behind a screen.

And that has caused me to become slightly critical of social media and these so called “content creators”. You’re avoiding the real work.

Social media however is an excellent supplement to a business (ie. It should not be the primary focus of a business but something to compliment what you should already be doing).

There are so many great things about social media if you can use it the right way. It’s an AMAZING tool to stay in touch with people across the country and the world.

It can help you meet and connect with people that have similar interests as you that you would most likely not have ever had the opportunity to connect with.

It is also one of the best platforms for experts to share their knowledge with others and anyone can absorb that knowledge if they so choose.

TheStripMallGuy said it best in a recent tweet at the recent Real Estate Gala in NYC. (yes, I know it’s X, but that’s a discussion for another time). “The people in this room know that when you share your niche knowledge and expertise, you not only inspire people around the world, you change your own life and career in the process.”

That’s what I love about social media. It can be used to inspire and change lives.

Looking back I have come so far from where I was when I first showed this building.

3315 Springbank Lane in Charlotte. This was the very first commercial lease I did and today I showed another space to a client in the same building and on the same floor.

I remember having a heck of a time understanding the nuanced differences of commercial having come from nearly a decade of residential experience. The language of the lease, the process, the negotiation pieces…all different.

When I first got started in real estate I remember saying to my mentor, Linda Foll Johnson…I don’t think I’ll ever be able to learn all of this. Mind you, Linda is one of the best in the business so I was constantly comparing my months of experience to her decades. Slowly but surely I learned because of great mentors and colleagues.

I found myself feeling the same way and telling Jim Pryor the same thing when I moved over to commercial. It was different this time, I knew I could learn it. I had to just keep asking questions and finding answers to those questions and then have an insatiable desire to be better than I was yesterday.

If you find yourself coming up against something you’re unfamiliar with, something that’s new to you, something that’s challenging…always remember with time, determination, and a willingness to learn and be better you will find your stride and you too will be looking back thinking “what was I so worried about?”

It wasn't that long ago that this parking lot sat empty. Literally not a car in sight.

What started out as the south side of The Market Place neighborhood shopping center in Newton, NC being 48% vacant turned into over 1.1 million annual visitors and Planet Fitness anchoring this side of the center.

This week we signed our 7th retailer to lease space since I look over leasing the center in a difficult tertiary market that is competing with Hickory, NC & Charlotte, NC.

Ever since Planet Fitness joined our mix of retailers I was looking for a Juice/ Smoothie concept that would complement the fitness center and this week we made it happen!

Charlotte’s retail market continues to show remarkable strength as population growth outpaces new development.

Since 2020, the Charlotte region has added more than 240,000 new residents, while new retail construction has slowed significantly, averaging only 665,000 square feet of annual deliveries which is less than half the pace seen before the pandemic. The result has been an increasingly competitive market, with vacancy rates tightening to around 3%.

Limited supply combined with strong demand has also driven rent growth. In 2025, Charlotte recorded 6.9% retail rent growth...the highest in the nation. Average retail rents have now reached $26.77 per square foot, surpassing the national average of $25.86 for the first time on record. Just a decade ago, Charlotte rents were roughly 14% below the national average, highlighting how quickly the Charlotte market has evolved.

For property owners, investors, and retail businesses, these trends reinforce the strength and momentum of the Charlotte market.

There is no "one size fits all" strategy when it comes to selling real estate

This is exactly why when I meet with a seller for the first time we are talking goals and I am learning more about their property. Why did they buy it, why are they selling, what went into deciding this property was "the one" at the time they bought it? I want to know the whole story.

From there I develop a Marketing & Pricing Strategy specific to that property. I look at what's happening in that market and who would this building best suit all while keeping my client's goals at the forefront.

I knew right at the beginning that the best strategy for 608 Church Street N was to position the property as an investment. The difficulty was that the seller was still operating his business out of the building and he was not comfortable leasing the property out and dealing with managing the property until it sold.

I treat my role in the client/ agent relationship as an advisor. I want to provide as much information as needed for my client to make the most informed decision. At the time that was to sell the property as an owner-user positioned purchase or a vacant investment, so that's what we did. We received 5 offers...well below what my seller had even paid for the property only a few years prior.

I called the seller after receiving the fifth offer telling him we needed to readjust our strategy if the most important goal was the sale price, so that's what we did. We took the property off the market and shortly after we leased the property out to a tenant that had a strong presence in the Carolinas.

After the lease was signed we immediately put the property back on the market, but this time as an investment property. Utilizing the tools of my Crexi Pro account, I was able to connect with the buyer who had previously viewed the property and get a deal together that both the buyer and seller were happy with.

A successful sales strategy is not just putting a sign in the yard and sharing it on social media. It's crafting a plan that helps get the job and someone on your side who will proactively get it sold!

Who you work with matters

I am excited to share that after literally 1.25 years in the making we have closed on the former Gus's Restaurant at 605 S Main Street, Lancaster, SC! This one was a marathon and wouldn't have been possible if we didn't have everyone working diligently towards the end goal. From the government shutdown affecting SBA loans to environmental issues that needed navigated both the buyers and sellers approached this deal with level-headedness and reason.

Though this took significantly longer than anticipated everyone walked away with the outcome they desired.

Huge thank you to the listing agent Zofia Louise and her broker Justin Scotto with We Sell Restaurants it was an absolute pleasure working with you both!
