Coming home from work and catching a few minutes outside before the sky opens up. 🌩️

Clients ask me about this all the time - how lush and green everything stays here in North Carolina, even in the dead of summer. This is why: humidity. You can see it in my hair, and you can see it in that banana leaf behind me going full jungle mode.

Not mad about it, though. There’s something about the sound of thunder rolling in and the first drops hitting the patio that I never get tired of. Charlotte in August, doing what it does. ⛈️🌴

Hot take: the interest rate is not what makes or breaks this decision. 👇

If you’re waiting for rates to drop before you move - so is everyone else. When rates ease, more buyers come off the sidelines with you, and now you’re competing for the same house with cheaper money. That trade isn’t automatically a win.
Your rate is a conversation you can have again later - refinance, renegotiate, restructure. The price you agree to today is locked the day you sign. That’s the number that doesn’t move.
And “my coworker got a way better rate” almost never means what you think it means. Different credit, different loan type, different property, different day - a rate with no story behind it tells you almost nothing.
What actually matters: how long you plan to stay, and what the payment feels like on a normal month, not a best-case one.
Rates matter. They’re just not what decides if this is a smart move for you.
