Most buyers focus on the big picture…
but it’s the small details that can cost you the most after closing.
Before you sign, here are 5 things I always walk my buyers through—starting in the bathroom 👇
1. Test water pressure + drainage
Turn on sinks and showers. Flush toilets.
Make sure water pressure is consistent and drains properly.
→ Slow drains or weak pressure can signal bigger plumbing issues.
2. Check for leaks and hidden moisture
Look under sinks, around toilets, and inside cabinets.
At the final walkthrough, the home should be completely empty, making it easier to spot stains, smells, or soft areas.
→ Moisture problems don’t fix themselves—they grow.
3. Confirm repairs were actually completed
If there was a repair request, don’t assume—verify.
Turn things on. Open, close, test everything.
→ The final walkthrough is your last opportunity to hold the line.
4. Verify agreed items are still in the home
Check that all appliances and items included in the contract are there—and are the correct ones.
→ What you saw during the showing should match what you get at closing.
5. Do not skip your final walkthrough
This is where you confirm:
– The home is in the agreed condition
– Repairs are done
– No new issues have appeared
→ Skipping this step can cost you far more than any repair.
