That feeling can be confusing because two things can be true at once...

You can appreciate the memories attached to your home and feel like it no longer fits your life the way you want it to.

✔️ How much equity have you built in your current home?

Just a quick drive up the mountain, Asheville feels like hitting the reset button without needing a full vacation.

Think coffee shops tucked into the mountains, winding scenic drives, cute local boutiques, rooftop drinks, waterfall hikes, and that feeling of being completely away from it all...even though you're not far from home.

Whether you're craving a girls' day, a family adventure, or just an excuse to get out of town, Asheville is always a good idea.

I’ve seen Charlotte homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I've walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I've seen a $1,500 garage door swap change a buyer's entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says "this home is cared for."

Fresh neutral paint makes every room feel like a clean slate - fresh, bright, and bigger.

Most Charlotte buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.

And it’s ok, if your path is a little rocky to start.

Most people don’t have perfect credit or finances, and that’s nothing to be ashamed of! 👏

What I would hate to see is you hold off on buying a home because you’re nervous about finding out what’s possible.

When you really think about it, there are 2 scenarios that can happen…

1️⃣ you find out that you can buy a home right now!

2️⃣ you find out you need to do a little work before buying a home in the future.

And if you need to improve your credit, start saving, or get your finances in order, you’ll have a plan to do so!

I know people worry about their agent reviewing their finances, but in reality, that process is completely confidential and primarily on the mortgage side.
