Dear Neighbors,

We’re excited to share some good news from the August HOA Board meeting! This week, we approved a motion to replace the older building shut-off valves throughout each courtyard with new, pressure-control water valves.

While this may not be the most glamorous community improvement, it’s an important investment that will make a meaningful difference for our property. Here’s what this project will accomplish:

Fewer property-wide water shutoffs: The new valves will allow water issues to be isolated more effectively, reducing the need to shut off water to the entire property when a problem occurs.
Lower future maintenance costs: New, higher-quality equipment will help reduce the risk of maintenance issues and corresponding expenses that come with shutting off all water.
Better valve boxes: The new boxes will be more durable and higher quality than our current boxes, many of which have broken or damaged lids.
Easier landscaping maintenance: The new boxes are designed to withstand routine landscaping work—even allowing our landscapers to aerate over them.
We’re doing our best to make proactive improvements that protect our community, reduce future headaches and expenses, and improve the overall quality of our property.

Good afternoon, Dilworth Edge Residents,

The City of Charlotte has notified us that the dumpster on the right side was not serviced today due to construction materials being improperly placed inside it. Effective immediately, please do not use the dumpster on the right or place any additional items in or around it until further notice. Continued use may result in overfilling and create unnecessary issues within the condominium community.

As always, construction materials are strictly prohibited from being discarded in the community dumpsters at any time. Bulk items or construction-related debris must be reported to 311 or scheduled for pickup online through the City of Charlotte.

If you have any information regarding the unit responsible for these materials, please contact Greenway Realty Management immediately.

Dear Neighbors,
As your HOA Board, we are striving to make community communication more transparent, engaging, and collaborative. To do that, we’re launching this monthly update following our Board meetings to keep you in the loop on community events, neighborhood updates, and ways to get involved.

Here are the exciting highlights from our July meeting:

1. Food Truck Saturday! (Tomorrow, July 18th)
Looking for a weekend treat? The City Cookout food truck is rolling into the neighborhood tomorrow from 12:00 PM to 3:00 PM!

2. Introducing Monthly Zoom "Office Hours"
We want to hear from you! To make it easier to share ideas, ask questions, or voice concerns, the Board will be hosting monthly virtual office hours via Zoom. This is a casual space designed for open conversation. Stay Tuned: We are finalizing the schedule and will send out the Zoom link, date, and time for our very first session soon!

3. Keeping Our Neighborhood Green & Beautiful
Many of you have noticed that we unfortunately lost several dead trees on our community property this year. To address this, the Board has approved a comprehensive tree maintenance proposal. We are partnering with a certified arborist to safely replace these trees and proactively manage our beautiful grounds alongside our current landscaping team.
We appreciate your patience and support as we map out these plans to keep our neighborhood looking its best.

Weather permitting, J Tree Service will be taking down the huge tree next to 2626 and across from 2624.

The following parking spots will need to be vacant from Tues 9PM to Wed 9PM as well as the unassigned spots along the road.
The assigned spots are 179, 180, 181. 182, 186, 184, 185.
