Most people know they need to sell. They just have no idea what happens next.

And that unknown is what stops you in your tracks.

Not every door I walk through, the sellers have it figured out.

And that's exactly why I'm there.

I sat down with someone recently. Kids, busy schedule, the whole thing.

And before I talked about her house, I wanted to understand her life.

Because here's the thing about selling when you have a full life.

You're already the taxi driver, the scheduler, the private chef, the errand runner, the person holding everything together.

The last thing you need is your realtor adding to the chaos.

So I walked her through exactly what it looks like working with me.

I come in with my stager once.
We walk the house, take inventory, figure out what needs to happen.
I bring the boxes for decluttering.
We decide what staging goes where. One visit.

Then my photographer, videographer, and measurement company come in the same day. Not 3 separate days. 1 day. Done.

2 years of "we should probably move." One decision that changed everything.

They knew it wasn't their forever home. But leaving always felt too hard with work, kids, and a life already going full speed.

It's 7am.
The kids are already chaos.
And the house has to look like a hotel by 9.

That was the reality every single showing.

The thought of it made them wait. 2 years.

Until they realized the window for that kind of childhood wasn't going to stay open and they were tired of feeling unsettled.

That was the first thing out of a buyer's mouth at my open house this weekend within 1 minute of meeting them.

Most agents think open houses are a waste of time. I think they're one of the most human things we do in this business.

Complete strangers will walk through that door and within 5 minutes tell me things they haven't said out loud to anyone yet.

What's really pushing them to move.
What's holding them back.
What finally broke the camel's back.

You won't find that in a market report.

Because nobody moves because they want to.
They move because something changed.

It's 9pm.The kids are finally asleep. Took forever, but they're down.

You make it to the couch and for the first time all day, you stop.

And that's when it hits you. That feeling you can't quite shake.

You look around and you just... know.

This isn't it anymore.

Maybe it's the kitchen table that's somehow become your office, your kids' homework station, and the place where everyone eats dinner. At the same time. Every night.

Maybe it's the fact that you haven't parked in your own garage since; honestly, you can't even remember.

Maybe it's the kids sharing a bathroom with one sink and somehow that one sink is the reason there's a meltdown every single morning before 8am.

You're not miserable.
You're just… done.

Done with the whole "we're making it work" conversation (or silent thought you never say outlaid).

Because let's be honest; saying it out loud was never actually going to change anything. It's like if you just keep telling yourself it's fine, the universe is going to rearrange your square footage and add a bonus room.

It doesn't work that way.
And deep down you know that.

You've talked about moving.

You’ve had that conversation on the couch more times than you can count. But then Monday morning starts up again and it just... stays a conversation.

That's usually right around the time people find me.

And honestly?

The conversation is the easy part.

It's a Zoom call. You don't even have to put real pants on.

We just talk. About what's working, what's not, and what the next chapter could actually look like.

Sometimes just having that conversation is the thing that finally gets you off the couch.

What I told my best friend while she was selling her house… let's just say she didn't love me for about 48 hours. (Thankfully I’m still her fave).

Here's the thing; the hard conversations, the uncomfortable ones? Those are the most important ones.

If I came in and just told you what you wanted to hear, well… why am I even there?

My job isn't to make you feel good in the moment. It's to get you to the closing table with the most money in your pocket in the timeframe you’re looking for.

Even when that means telling my best friend the truth. 💛

They sold their house years ago with a dream.

Buy land. Build something from scratch. Make it theirs.

But after 2 years of renting and planning, the numbers told a different story.

The land.
The prep work.
The build itself.
The cost was more than they expected.

So they pivoted. New construction it was.

In the beginning, things felt exciting. They walked through the design center and picked every finish. Their son already knew what he wanted in his room.

Then the updates stopped coming.

The builder was having issues with the county.
Permits were stalled.
The playground plans got flagged.
