Everyone wants to negotiate the purchase price.

But what if I told you there's often a smarter negotiation?

Instead of asking the seller to drop the price, I may be able to negotiate for the seller to buy down your interest rate, which can lower your monthly payment much more than a price reduction.

Here's an example:

Let's say today's interest rate is 6.4%.

Instead of only negotiating on price, we negotiate a 2-1 rate buydown.

🏡 Year 1: 4.4%

🏡 Year 2: 5.4%

🏡 Year 3+: 6.4%

The seller pays the cost of the buydown at closing, not you.

Why does this matter?

A $10,000 price reduction may only lower your payment by around $60–$70 per month.

That same $10,000 used toward a rate buydown could reduce your payment by hundreds of dollars per month during those first two years, when many buyers appreciate the extra breathing room.

It's one of the most strategic negotiations we can make, and many buyers don't even know it's an option.

Can You Cancel a Home Purchase Contract?

Yes, but timing matters.

In North Carolina, the Due Diligence Period is the buyer's opportunity to investigate the property. This is when inspections, surveys, financing, insurance quotes, repair negotiations, and other research should take place.

Before Due Diligence ends: A buyer can generally terminate the contract for any reason or no reason at all. However, the Due Diligence Fee is usually nonrefundable.

After Due Diligence ends: The contract becomes much more binding. A buyer who cancels may risk losing their Earnest Money Deposit and could face additional consequences depending on the situation.

The Due Diligence Period exists so buyers can make an informed decision before fully committing.

Before signing a contract, know your deadlines. Missing them can be expensive.

8 days. Back to back showings. Multiple offers.

Today, we're under contract.

And honestly, it wasn't luck.

In a market like this, you can't just throw out a number and hope for the best. Every offer needs a strategy behind it.

The real work starts long before the paperwork is signed. It's studying the property, understanding the market, asking the right questions, and being intentional about how the offer is structured from the very beginning.

It's a lot of work behind the scenes, but seeing that plan come together for my buyers makes it worth every second.

We still have plenty to do before closing day, but tonight we celebrate.

Down payment gifts from a friend/ family member help a lot of buyers become homeowners.

But handled the wrong way, they can delay or completely kill a loan right before closing.

A few things buyers need to know:

1. You need a gift letter.
Signed by the giver, exact amount, relationship to you, and wording that clearly states the funds are a gift, not to be repaid.

2. The paper trail matters more than the money. The funds should be moved from the givers account to yours through a traceable method. Wire transfer or check only. Never cash. Never Venmo. Never Zelle. Lenders verify the source of funds.

3. Get it in your account early. This is called seasoning. Sixty days before closing is ideal. Large deposits during the final two months usually trigger extra underwriting documentation and can cause the deal to get dragged out longer.

4. Tell your lender BEFORE the money moves.
This is the step most buyers skip, and it causes more issues than people realize.

The issue usually is not the gift itself.
It’s the documentation.

If family is helping you buy a home, have the conversation early with your lender so there are no surprises during underwriting.

🏡 Appraisal vs. Inspection. People mix these up all the time and I get it. They both involve someone coming out to look at a house. But they are not the same thing at all.

⚖️ THE APPRAISAL is really for the bank.

They want to know the home is worth what you agreed to pay. The appraiser looks at size, location, and what similar homes have sold for nearby. If it comes in where it needs to, you move on. If it comes in low, things get complicated fast.

🛠️ THE INSPECTION is for YOU.

This is where you find out what you are actually buying. Roof, HVAC, plumbing, electrical, foundation. A good inspector will tell you the truth about a house whether you want to hear it or not. That report gives you options. Negotiate repairs. Ask for a price reduction. Or walk away if something is bad enough.

Knowledge is protection here.

💡 One more thing. If you are getting ready to sell, think about ordering your own inspection before you list. I know that sounds backwards. But finding out what is there before buyers do puts you in the driver's seat. No surprises. No panic. No deals dying right before closing.

It is one of the smartest moves a seller can make and most people never think to do it.
