Nearly 4,000 homes went under contract, and pending sales actually climbed 2.1% compared to last year. While contract activity dipped 6% from June, new listings edged up 1.1%, with about 5,500 homes coming to market. Having spent many years working all sides of Charlotte real estate—from my early days as an appraiser to helping families from all walks of life find their place here—I’ve seen how our market adapts and thrives. It’s an interesting moment in the US housing market: In the four weeks ending August 23, we saw a slight uptick in new listings (up 0.4%), with total homes for sale also edging up by 0.5%—the highest inventory levels since early Q2. At the same time, pending home sales slipped by 1.1% to a six-month low, a clear sign that elevated housing costs are keeping many buyers on the sidelines, even as choices improve nationwide.

The median sale price is now up 1.9% from last year, sitting above $400,000, while average mortgage rates hover near 7%, close to a 13-month high. For buyers, the combination of increased inventory and softer demand is creating more negotiating power—especially for homes that have been on the market several weeks. Sellers are finding that realistic pricing, rather than chasing last year’s numbers, is the most effective approach in today’s climate.

Even as we see U.S. existing-home sales dip 1.7% in July—down to 4.06 million—the market continues to move in interesting ways. Median prices reached $434,100, up 2%, and with mortgage rates at 6.66%, it’s clear that affordability remains a challenge for many buyers and sellers alike. What stands out to me: while sales increased in the Northeast, they slipped in the Midwest and South. Having started in New York and now calling Charlotte home, I’ve seen firsthand how regional shifts play out and how patience and clear guidance matter when navigating these ups and downs. The changing landscape of US office space is something I’ve been watching closely throughout my real estate career, from my early appraisal days in New York to the last 15+ years working with Charlotte clients. Hybrid work has fundamentally shifted what tenants and investors want—gone are the days when traditional, long-term leasing was the only game in town. Instead, we’re seeing a move toward conversions, specialized uses, and flexible arrangements that require hands-on repositioning of properties, not just passive management.

One especially interesting trend is the push to convert office buildings into residential units, particularly in areas already rich in transit options and amenities. It’s not an easy road—deep floor plates, complex plumbing, and HVAC challenges demand plenty of due diligence—but the potential is real for those willing to navigate the details.

Demand is now strongest in premium and niche properties, such as medical offices, labs, and highly amenitized workplaces. Flexible space models are also gaining traction, offering shorter-term solutions that can adapt as needs change. At the same time, with lenders becoming more cautious, we may see more distressed sales. That means having a clear business plan, access to alternative capital, and a strong strategy for stabilization or repurposing is more important than ever.

Ultimately, the most successful approaches rely on hyper-local expertise, smart sustainability upgrades, advanced building technology, and leveraging public incentives. As someone who’s learned the value of patience and clear communication across hundreds of local transactions, I know this isn’t a quick fix—it’s a multi-year rebalancing, and it’s going to take real commitment and insight to get it right.
