Well, it's hard to believe October is here! The year has flown by, as I have been busy with new clients, renovations on flipping, and the joys of helping my long time repeat clients. Still Looking for a general contractor who can finish a small punch list of items as well as a few other things I can explain with a call or video chat. If any of my realtor friends have anybody please reach out to me this is very important. Or DM me if you know someone or are a general contractor yourself please. I know it's last minute but I would need them to look at the property this afternoon and let me know a time frame for when the work could be completed. I don't think it would take more than a week or two to get it done but this is a priority, and I need it complete asap. Some of the contractors I have talked with have not followed through or showed up so I really need somebody reliable please. The property is in North Carolina Gastonia area

Tips to improve your home this summer brought to you by HGTV

Highlight your outdoor areas. This is your outdoor space's chance to shine. Clean your deck, porch, patio or outdoor kitchen, and repaint or make repairs if necessary. No deck? Arrange chairs or outdoor furniture in your yard to create the illusion of an outdoor room. Make necessary repairs to your home's exterior, including your siding and windows.

Play up the pool. A pool is a huge selling point during the sweltering days of summer. Keep yours clean and debris-free, and create a seating area near the pool where buyers can imagine themselves floating through the cool water.

Spruce up your landscaping. Make sure your lawn and flower beds aren't languishing in the summer heat. Add pops of color to your entryway with potted plants.

Add value and security with lighting. Frame your walkways and driveways with lights for a stylish touch.

Don't skimp on the air conditioning. House hunters will want to escape the heat so make sure your home is nice and cool. Set the thermostat at a comfortable level, so it doesn't feel like an ice box either.

Provide refreshments. Even though you likely won't be home for a showing, greet buyers like you would party guests. During the dog days of summer, set out a cool pitcher of lemonade for buyers. Anything you can do to make them linger a little longer can only help you sell.

Here's some great tips for sprucing up your home, and some upcoming community events, to enjoy. There are some wonderful ideas in here on cleaning out that closet for spring, and creating a clean slate. Repainting, cleaning out those gutters, and even some beautiful ideas on planting. Also we have some wonderful events coming up in an area near you. Take a chance to enjoy that beautiful Outdoors, and some of the wonderful places we have close by.

As a realtor and investor, I navigate life's challenges alongside many others. Yet, it's essential to acknowledge our infinite souls' capacity to persevere. Troubles will inevitably arise, but they will also subside. Time's passage can be unpredictable, with some nights feeling longer than others, but it's crucial to remain resolute.
