Spandrel Development Partners is working with Atalaya Capital Management on the massive mixed-use development at 615 E. Morehead. Spandrel bought the site, just down Morehead from the Dowd Y, in December for $17.8 million, as the Observer first reported.

The Hedgemore building off Park Road is being redeveloped into a Class A, nine-story office building called One Montford Park, opening mid-2021.

Originally built in the 1980s, the building will be completely overhauled into a 145,000-square-foot, nine-story office tower with Uptown views.

Akridge, a Washington, DC-based real estate company, and Levine Properties, owners of the building since 2014, are working on the project together.

“Since entering the Raleigh Durham market in 2016, Akridge has had its eye on Charlotte and has been seeking the right opportunity," said Joe Svatos, Senior Vice President of Acquisitions for Akridge. “One Montford Park will allow us to plant a flag and be the first of several projects for us in the Queen City.”

Construction should begin in January and is expected to wrap up mid-2021.
