📖 Here’s the truth about buying or selling a home: it’s almost never JUST about the house.

🔍 On a home tour this weekend? Don’t get distracted by the shiny kitchen and pretty light fixtures. Check THESE 3 things first:

1️⃣ Water stains & weird smells 💧 Look up at ceilings. Look under sinks. Sniff the basement. Water damage is the #1 thing buyers miss and the #1 thing that costs a fortune later. If it smells “musty,” that’s a clue, not a vibe.

2️⃣ The windows and doors 🚪 Open them. Close them. Do they stick? Are there cracks around the frames? Foggy double-panes? These tell you about the home’s age, settling, and energy efficiency — aka your future utility bills.

3️⃣ What’s OUTSIDE the house 🌳 Walk the yard. Check the roofline, the gutters, the foundation, and the grading (does water run toward the house or away?). Look at the neighbors’ homes too. The house next door is part of your investment, whether you like it or not. 👀
