An interesting question came to me during a conversation at the office today:
“Do more homes sell BEFORE or AFTER 4th of July weekend each year?” 🤔
Looking at the data in Federal Way for the last few years, we see that the answer is “AFTER”
And it makes sense when you think about it. Summer is always the most active time for the real estate market already, and with 4th of July being a huge celebration in most households each year, I can see why most would rather wait until after the big BBQ to start the selling process.
Also, with so many steps in the home selling/buying process, parents of school aged kids tend to want to be under contract, or better yet, moved into their new home before school starts back up in the Fall.
We have already seen 766 sales since the beginning of the year, more than we’ve seen in the previous 3 years, in this timeframe! So it will be interesting to see if this trend of “more sales after Independence Day” continues.
