I’m sure you guys have heard about the ROAD Act that made its way through congress, otherwise known as the housing bill. Let’s take a moment to take a closer look at what the bill is trying to accomplish.

From what I gather, the primary purpose is to increase new construction. Simple supply and demand.

It also seems like the bill looks to unlock existing inventory, encouraging redevelopment, allowing more accessory dwelling units and more unit conversions. Trying to get away from solely relying on large single family subdivisions for increasing inventory.

From both of those previous points it looks like the bill ultimately tries to improve affordability. Shorten the gap between supply and demand so prices stabilize.

What the bill doesn’t do is get into rates. Mortgage rates and lender pricing are left for the market to decide on.

Of course all of this would take time to play out depending on how fast the new housing gets built and local permitting. We will have to see what happens over the next 12-18 months.
