Did you know that interest rates and the rental market don't necessarily have a direct correlation?

Although the interest rates have an effect on the rental market, vacancy rate is still the main factor that affects rental pricing. It’s a simple understanding of supply vs. demand. A higher vacancy rate means low demand and a lot of supply. Hence, landlords will tend to lower their rental rates to attract tenants.

Rising interest rates might affect the rental market in other ways. With high interest rates, potential homebuyers might have difficulty getting a loan, giving more pressure on the rental market.

It’s tempting to view the walkthrough as merely a formality, but it’s actually a very important part of a legal real estate transaction.

Here are the top 3 questions you need to ask during a final walkthrough 👇

🏠 Have you finished all the repairs?

🏠 Do all of the windows and doors work?

🏠 Is everything included in the sale present in the home?

It’s important to make sure that the seller has completed their due diligence – repairs, cleaning, pest inspection, and all that you have agreed upon in your contract. Make sure that your bring a copy of your contract and disclosures so that you can have a reference when walking through the house. Be prepared and don’t be afraid to ask all the questions running through your head!
