If you’ve ever wondered why people visit Charlottesville once and never really leave, a poet on the Downtown Mall just answered it. 🖤

I was walking the Mall this afternoon when I heard it before I saw it. Clack, clack, clack... ding.

Matthew Davis, a poet up from Asheville, sitting with a vintage typewriter and a sign that says “Poetry, any topic.” So I gave him the question I hear almost every week: what makes people put down roots here?

A few minutes later he handed me this.

“When you have been around the world a time or two, you know a nice town when you arrive.”

He wrote about streets full of people young and old, about heading up higher on the hill when July gets hot and jumping into a cold running creek, about artists and musicians finding their crowd. Then he ended with the line I can’t stop thinking about:

“In Charlottesville you feel free to breathe, to think, how you want to be.”

I’ve lived in different countries and packed up my life more than once, and he’s right. You know a place is home when you arrive.

Whether you grew up here, you’re a Hoo who doesn’t want to leave after graduation, you’re visiting for the weekend and already checking Zillow, or you’re getting ready for a move to Central Virginia, this town has a way of pulling you in.

That’s what rooted means to me. The house is just where the roots go.

Rates just hit 7%. Here’s what nobody’s telling you 👇

Mortgage rates crossed 7.03% this week, up from 6.30% a year ago. On a $500K loan, that’s about $240 more every month.

Sounds like bad news. It isn’t the whole story.

When rates jump, a lot of buyers hit pause. That means fewer people competing for the same homes, and more sellers willing to negotiate. The buyers I’m working with right now aren’t waiting. They’re getting creative.

Here’s what’s actually working:

💡 Seller-paid buydowns. A 2-1 buydown paid by the seller can drop your payment by roughly $640 a month in year one on that same $500K loan. That’s money you keep while you settle in.

💡 Negotiating on terms, not just price. Credits, closing costs, repairs. When fewer buyers are shopping, everything is on the table.

💡 Keeping the long view. If rates come down later, you may be able to refinance. The price you pay for the home is permanent. That’s the number to protect.

Moving to Charlottesville from out of town? Get your numbers before you start touring. Knowing your real monthly payment changes which neighborhoods you look at, and it keeps you from falling for a house that doesn’t fit your life.
