The July 2026 CAAR data 📊 report just came out and here are the facts 👉

The number of homes for sale ( inventory ) has increased 26.5% since last year. Which means more options for buyers and increased competition for sellers to price correctly. 📈

The median sales price for a home in the area is now $485,000 which is a 7.8% increase from 2025. That's a $37,830 increase in property value in one year. The cost of homes in this area is not predicted to decrease either. Waiting on interest rates to drop is likely not the wisest strategy. 👀

The median days on market is now 19 days for a house to go under contract & pending sale. This is a 26.7% increase which indicates the market has quite a slower pace than last year. This gives buyers more time to evaluate their options and strategize on negotiating before submitting an offer. 🤝
