6th and Dice 6th and Dice, LLC is a small company involved in revitalizing older houses as high-quality rental apartments in mid-town Charlottesville, VA.

In the Spring 2006 we purchased our first house in Fifeville in order to satisfy our desire to learn about home renovation. That project took us three years to "finish" and we gained significant insight into all of the systems that make up a house. In the Fall of 2010 our continuous curiosity drove us to purchase another house in need of a major dose of capital and labor. Through the renovation of

these first two houses a passion for both renovating and renting historic houses was born. Today, 6th & Dice manages 16 apartments scattered around throughout the Fifeville, 10th & Page and Rosehill neighborhoods. The majority of our apartments are 1 or 2 bedroom units which have been carefully renovated to provide efficient and comfortable living experiences within walking distance of UVA & Downtown. Our properties are affordable at a range of price-points and we pride ourselves on providing exceptional and responsive property management to all our tenants. This multi-family house on Cherry was in decent shape even though neglect had caused significant damage to the plaster on one side of the house. We did not gut the entire house, instead focusing on rehabbing the kitchens and bathrooms. As with all of our houses we updated systems, replaced windows, added insulation, refinished old wood floors and painted the rooms in actual colors. Why in the world do most rental properties in C'ville only use white paint?

Comprehensive renovation of a single family home in the 10th & Page neighborhood. This house was in the worse shape of any of the properties we have acquired and needed structural work (foundation & porch), new siding along with entirely new systems and layout. Good times!
