It sounds logical, but there’s another side to the equation.

Lower rates could improve your buying power, but they could also bring more buyers back into the market. Right now, increased inventory and a more balanced Charlottesville real estate market may give buyers something equally valuable: choice and negotiating leverage.

Market Monday | More Inventory, But Prices Are Holding

July’s housing data across Charlottesville and the surrounding counties highlights an important shift in our local market: buyers have considerably more choice, but that hasn’t translated into broad price weakness.

New listings increased substantially in several markets, particularly Albemarle, Fluvanna, Nelson, and Charlottesville. As more homes compete for buyers’ attention, it’s not surprising that market times are beginning to stretch in many areas.

For buyers, this is creating a healthier environment. More selection means less pressure to compromise, more time for due diligence, and greater opportunity to negotiate when a property has been sitting on the market.

For sellers, however, there’s an equally important part of the story. Despite growing competition, homes across these markets are still selling at roughly 98–100% of their asking price, while median prices remain strong in most areas.

That tells us demand hasn't disappeared, buyers have simply become more selective.

The takeaway? Greater Charlottesville is becoming a more balanced market, but balance does not necessarily mean declining values. Homes that are properly priced, well maintained, and effectively marketed are continuing to command strong results.

As inventory grows, the difference between simply listing a home and strategically positioning one is becoming increasingly important.
