☀️ Tip Tuesday: Give Your Deck a Quick Spring Reset

Before outdoor season gets into full swing, take a little time to clean and refresh your deck. A good sweep and wash can make a huge difference in appearance as well as durability.

Start by clearing off furniture and debris, then give the surface a rinse and scrub with a deck-safe cleaner and soft-bristle brush. If you’re using a pressure washer, go easy; too much pressure can actually damage the wood. Experts recommend using wide, sweeping motions and keeping the pressure fairly low.

While you’re at it, check for loose boards, popped nails, splinters, or areas that may need resealing before summer weather really sets in.

🌿 A clean deck instantly makes outdoor spaces feel more inviting and a lot more ready for those spring and summer evenings ahead.

Market Monday | The “Lock-In Effect” & Charlottesville Housing Inventory

One of the biggest factors shaping today’s housing market isn’t lack of demand, it’s the “lock-in effect.”

Many homeowners across the Greater Charlottesville area are holding onto historically low mortgage rates from the past few years. For many, giving up a 3% interest rate to purchase at today’s rates simply doesn’t make financial sense unless there’s a major life change driving the move.

The result? Fewer homeowners choosing to sell, which continues to limit inventory in many desirable neighborhoods.

At the same time, buyer demand hasn’t disappeared. People are still relocating, downsizing, upsizing, and moving for lifestyle reasons, but they’re competing over a smaller pool of available homes.

What’s interesting is that we’re beginning to see this slowly shift. As inventory gradually improves and rates stabilize, more homeowners are starting to re-enter the market, creating a healthier balance than we’ve seen in recent years.

The takeaway: today’s market is being driven just as much by homeowner psychology and financing conditions as traditional supply and demand.
