Forty-two acres on a private lake in Keswick, with site planning and county approvals already in place.

Over 1,300 feet of lake frontage. High ground above the shoreline where the water opens up below and the mountains sit beyond. Maintained trails through mature hardwoods to the water’s edge.

Two parcels offered together. The 39-acre main tract, where architectural site studies identify three alternative sites for the residence, all above the water, sits under a county open-space easement that keeps the wooded shoreline as it is, permanently, while permitting a primary residence, accessory structures, farm buildings, pasture, and vineyard. The separate 2.77-acre lot carries an approved four-bedroom septic design and well specification.

Infrastructure is in: fiber, underground electric, upgraded Dominion power supply, and a new driveway through gated, board-fenced entrances. One mile from Keswick Hall, across the water from the Clifton, ten minutes to downtown Charlottesville.

The house has not been built yet, but everything that makes it worth building is here.

42 Shadwell Rd, Keswick, VA 22947
Offered at $3,975,000 | 42.08 acres

Rolling Cedar Farm is 109 contiguous acres in Western Albemarle, between Ivy and White Hall, at the end of a private paved road. Open pasture rolls to a stocked pond with a dock, a stream runs the boundary, and mown trails connect all of it. The views run north and west to Bucks Elbow, Pasture Fence and Cedar Mountain, and the viewshed is protected by the terrain and by conservation easements on the neighboring land. More than 50 acres of hardwoods hold whitetail deer and turkey, managed for ten years to build the buck population, with dove and wood duck in season. Over 2,000 trees have been planted since 2013. There is no conservation easement on the land itself.

The main house:
Built in 2005 to a custom design, with the owner’s suite in its own wing and an open kitchen, living and dining area. The kitchen was redone in 2013 with Wolf and Sub-Zero appliances, and the baths were renovated in 2021. Full basement and a whole-house generator. Outside, terraces for entertaining and a plunge pool.

The guest house:
A log cabin, rebuilt in 2021, with two bedrooms, two baths and a loft. It serves equally well for guests, family or a farm manager.

The farm:
A four-bay barn from 2013, two bays conditioned, with a hunting room. A six-stall barn with office and tack room. Fenced paddocks and several outbuildings.

Location:
About 15 miles to Charlottesville. Ivy Elementary, Henley Middle and Western Albemarle High School.

Priced at $2,895,000

Drive through Central Virginia and you’ll see miles of open pasture, working cattle farms, and timberland that feel timeless. But that landscape doesn’t preserve itself.

Much of it exists because of a powerful piece of Virginia law: The Land Use Assessment Program.

In short: Taxing agricultural land at full developer market value acts as a tax on agriculture itself. This program allows participating counties (like Albemarle, Orange, Nelson, Fluvanna, Greene, Madison, and Louisa) to tax land based on what it produces, not what a developer would pay for it.

Key Takeaways for Buyers & Sellers:

Massive Tax Relief: Drastically reduces annual property tax burdens on working farms and large acreage.

The Exit Penalty: Converting land to non-qualifying use triggers a "roll-back tax" covering deferred taxes from the 5 most recent years plus interest.

Community Fiscal Balance: Farmland requires almost no public services (no schools, sewer, or road extensions), keeping county budgets positive.

Buying or selling a farm or large acreage in Central Virginia? Land use status directly impacts your ownership costs and net proceeds.
