Pocket listings are having a MOMENT right now. And I get it… “exclusive,” “private,” and “off-market” all sound like something you’re being given rather than something you might actually be giving up.

But exclusive doesn’t automatically mean better.

If your goal is to get the best possible price and terms, limiting how many buyers can see your home may also limit the competition you could create.

Are there times when selling privately makes sense? Absolutely. But it should be because it benefits you, not because “off-market” sounds like the cool thing to do.

Here’s what sellers don’t always realize: showing feedback is filtered.

Sometimes buyers don’t tell their agent exactly what they thought. Sometimes a showing agent is involved, and the feedback gets passed through multiple people. Sometimes agents don’t leave feedback at all. And when they do, everyone is usually trying to be polite.

So “they liked it, but went another direction” could mean a dozen different things.

That’s why I don’t make listing decisions based on one feedback form. I look for patterns: showings, repeat visits, online activity, competing homes, offers, price changes, and what buyers ultimately chose instead.

And sometimes the most useful feedback is no feedback at all.

If buyers see the house but consistently choose something else, the market is still telling us something. 👀

Yes, your mortgage payment can go up, even with a fixed interest rate...

Usually, it’s because your property taxes or homeowners insurance increased. Maybe your local tax rate changed, your assessment went up after improvements, or your insurance simply renewed at a higher premium.

It’s one of those homeowner things nobody explains until you open your statement and go, “Wait… WHAT?”

And if you get an escrow statement and can’t figure out what changed, send it to me. I’m happy to go through it with you, whether or not you're buying or selling (or planning to).

Let's say it out loud: you don’t need me to find the house.

You probably found it yourself at 11 pm on a Tuesday, and the app did a perfectly good job. 😅

What the app can’t do is everything that comes next...

The offer that's forty decisions deep, and only one of them is the price. The inspection report where five items matter and 36 probably don't. The appraisal that comes in low and suddenly everyone needs a new plan.

Finding the house is the easy part. Getting you through everything that comes after it? That’s where I come in.
