Comfort isn't about what you set the thermostat to. It's about whether the home can actually deliver it — consistent temperatures room to room, conditioned air that reaches where it's supposed to go, humidity that doesn't swing from too dry to too damp.

Robin LeBaron, President and Co-Founder of Pearl, calls comfort the most personal dimension of home performance. Almost nine out of ten homes have insulation and ductwork issues that affect how they feel — but because these things can be invisible in listings, buyers often discover them after they've moved in. That temperature difference you notice between the main floor and upstairs during a showing? It's not a quirk. It can be a system-level issue — and it's usually fixable.

Pearl SCORE™'s Comfort pillar shows what's already keeping a home comfortable and where small improvements could make a real difference. Whether you're buying or wondering about your own home, look up any single-family address at pearlscore.com to see it's Pearl SCORE™.

Ever walked through a home and loved everything about it — then noticed the upstairs was ten degrees warmer than the main floor? Most people chalk it up to an old house being an old house. But that temperature difference is actually a signal about insulation, ductwork, and how well the HVAC system fits the home.

It's incredibly common. A 2024 ICF/NAIMA study found 89% of U.S. single-family homes are under-insulated. The DOE found duct leakage needing repair in the vast majority of systems tested. A home can look beautiful and still have airflow issues that affect how it feels every day.

The good news? Most comfort issues have straightforward fixes — air sealing, duct repair, added insulation, proper HVAC sizing. And homes that already have these things in place have a story worth knowing about. Pearl SCORE™'s Comfort pillar shows what's already keeping a home comfortable and where small improvements could make a difference.

Most people think of home safety as smoke detectors and door locks. But Casey Murphy, SVP of Quality Standards at Pearl, points out that the features doing the most to protect your family are often invisible — ventilation that keeps air moving, filtration that traps pollutants, sealed foundations that block radon and moisture, monitors that track indoor air quality.

The good news? Many homes already have some of these protections in place. The challenge has been that there hasn't always been a way to see them — not always in listings, not always during showings, and often not until the inspection.

Pearl SCORE™'s Safety pillar changes that. It shows what's already protecting your home and highlights where small improvements could make a real difference. Look up any home at https://bit.ly/4dpPz57.

Some homes have whole-house ventilation that keeps air fresh. Filtration systems that trap dust, smoke, and allergens. Sealed foundations that block radon and moisture. Monitors that track indoor air quality.

These features actively protect the people living inside — but they don't always have a way to show up in the buying or selling process. Listings don't always capture them. Showings don't always surface them. And the first time many buyers hear about air quality is often the inspection, when it's framed as a problem rather than something to feel good about.

Pearl SCORE™'s Safety pillar makes these features visible — not as a list of concerns, but as a picture of what's already protecting your home and where you might want to invest next. Whether you're buying, selling, or just curious about your own home, you can look up any address at pearlscore.com.

81% of homeowners say their costs were higher than expected after buying. That's not bad luck — it's a gap in what gets communicated during the transaction.

When you buy a car, you get mileage, maintenance records, performance data. When you buy a home, you get bedrooms, bathrooms, and staged photos. The biggest purchase most people make has come with less performance information than a vehicle.

Greg Slater Nest Realty, 2024 CAAR REALTOR® of the Year in Charlottesville, has worked in new construction and energy efficiency for years. He says that gap is closing — and the agents and homeowners who pay attention now will be ahead of the curve.

Pearl SCORE™ is closing that gap by rating homes the five critical performance factors that impact a homeowners daily life: Safety, Comfort, Operations, Resilience, and Energy. Whether you're buying, selling, or wondering what your home's full story looks like, the information is finally catching up to the transaction.

The conversation around what makes a home valuable is expanding — for buyers and agents alike.

Bedrooms, bathrooms, and school districts still matter. But buyers are increasingly asking about comfort, resilience, operating costs, and whether a home is ready for what's coming. NAR data shows energy efficiency questions nearly doubled in a year. 93% of homeowners now worry about extreme weather damage. And agents like Christopher Matos-Rogers, Realtor are seeing deals fall apart when buyers encounter surprises at inspection.

Whether you're a home buyer wondering what a home on your short list would be like to live in — or an agent looking to have better conversations with clients — Pearl SCORE™ is closing that gap and providing the data home buyers and real estate agents have been waiting for.

There's a lot more to a home than what you can see in photos — and now there's a way to measure it.

Every single-family home in America now has a Pearl SCORE™ — a rating from 1 to 1,000 that measures five things that shape daily life: safety, comfort, operations, resilience, and energy.
Think of it like a report card for a house. It takes all the technical stuff — insulation ratings, HVAC efficiency, air quality — and translates it into clear answers about what a home costs to run, how comfortable it is, and how well it holds up over time.

For homeowners, it means you can claim your home's profile and update it for free. If you've invested in things like new windows, better insulation, solar panels, or a smart thermostat, you can make sure that value is captured and visible — so when it comes time to sell, you get credit for the upgrades you've made.

For real estate agents, Pearl SCORE™ offers a standardized way to talk about home performance with clients — no building science degree required. It's one more tool to help guide buyers and showcase the full value of a seller's home.

Buyers are paying more attention to how a home performs — energy costs, air quality, overall comfort — and that means more opportunities to add value for your clients.

This Thursday, Feb. 26 at 11 AM CT, the Chicago Association of REALTORS is hosting a free webinar: "Elevated Living: High-Performance Green Homes."
Pearl's Pamela Brookstein will share national data on high-performance homes and resale value. MRED Trainer Matthew Litzenberger will cover how to use MLS green fields to highlight these features. And Wayne Beals, Managing Broker, The Beals Group at EXIT Strategy Realty will walk through a real client example of Pearl in action.

A solid hour of practical insight to bring to your next listing conversation.

Two homes. Same price. Same neighborhood. Which one is right for you?

One might have lower monthly operating costs, better insulation, and rooms that stay comfortable year-round. The other might look stunning but come with higher bills and systems nearing the end of their life.

Pearl SCORE™ helps you see the difference—measuring how well homes perform across the five critical performance pillars: Safety, Comfort, Operations, Resilience, and Energy. It's the difference between how a home looks versus what it's like to live in every day.

The best part? Homes that have been claimed and verified by their owners have even more detailed data. That means sellers who've invested in their home can make sure you see what they've done.
