For me, it’s that every property has its own story and every client has a different goal. While the core of the business remains the same, helping sellers and buyers navigate important decisions, each opportunity brings something new to discover. That variety is what keeps things interesting and makes this work so rewarding.

What if the real key to happiness isn’t hidden in some grand life-changing moment, but in the simple things we keep overlooking?

Early Tuesday morning, I was in bed watching Squawk Box with a hot cup of tea, something I genuinely look forward to because it feeds two sides of me at once. I love staying current on the business world (markets, mortgage rates, employment numbers, economic trends) but what keeps me tuning in is the human side of the conversations.

When happiness expert Arthur Brooks came on, I knew I wanted to listen closely. He spoke about writing the foreword for Pope Leo’s new book and the concern that AI could slowly replace real human connection in our lives and workplaces. That resonated deeply with me.

Then he shared what he believes are the four pillars of happiness:

Faith — having something to believe in and hold onto when life gets hard.

Family — the people who know your heart and stand beside you through every season.

Community — real friendships, real conversations, and genuine connection.

Meaningful work — doing something that gives you purpose and allows you to serve others.

That last one especially stayed with me. I have a friend who teaches children with autism, and when she talks about her work, you can hear the joy in her voice. It’s never about the paycheck. It’s about purpose.

Maybe we all need to slow down for a minute. Put the phone down. Go outside. Call a friend. Sit with your family a little longer. Tell people you love them.

Happiness may not come from having more. It may come from being more present with what (and who) already matters most.

I live in a world where about 60% of my business happens between the Martin Luther King Jr. holiday and Memorial Day. I go up to Vermont to ski in January, and I tell my family, “you’ll get me back at the end of May.” And honestly, it’s a rhythm that works for me, for those I love, and for those who love me back.

In real estate, collaboration isn’t the exception; it’s the everyday norm. One agent has the listing, another brings the buyer, and along the way we build relationships built on trust and respect regardless of the company.

I closed three really strong deals this week while working with terrific agents on both sides who I not only admire for their work ethic but who are also just really good human beings. When I call to ask for help figuring out pricing, they talk me through it. When I put out a call for Friendsgiving support, they show up every year. Last year we raised over $12,000, and I am coming back this year aiming higher because now I want to get to $20,000. And when the opportunity comes to work together on a deal, I jump at it.

Here’s the thing. Who you work with matters 🫶

Three great homes, three great buyers and sellers, and three sets of agents on both sides made for situations where everyone respected and showed up for one another.

What makes a small town feel so special? It’s the people who show up for each other.

Huge shoutout to Marco, Holly, and the entire crew at Green Village Deli for putting together an incredible lunch spread for the teachers and staff at Washington Avenue School today! From their famous Chinese Chicken Salad and delicious wraps to Donna’s homemade cupcakes and brownies, Pat and Colleen’s fresh fruit salads, and plenty of drinks, every detail was thoughtful and appreciated.

Growing up just up the street from Washington Avenue School, this one felt personal. I used to walk home for lunch every single day! Times may have changed, but the heart of this school and community hasn’t. It’s still the kind of place where kids bike, scooter, and walk to school, greeted each morning by crossing guard Grace Walsh and a caring, supportive staff waiting inside.

My sister teaches at Washington Avenue, my mother was the librarian there, and my own kids went there too, so when I wanted to give back to a place that means so much to my family, teaming up with Green Village Deli was the easiest decision ever. The staff loved the food, the smiles were everywhere, and it was such a beautiful reminder that it truly takes a village.

A heartfelt thank you to Pat, Donna, Colleen, and everyone at Green Village Deli for being part of mine. And this is just the beginning. Middle school, you’re up next! 🙌

If you have not experienced Sorriso’s breakfast for dinner fundraiser, you are truly missing out. They host it once a month, and it is the perfect mix of heart, community, and incredible home-cooked food.

It is such a special way to support the Reasons to Smile campaign while spending time with friends, neighbors, and local business owners who pour so much love into what they do. I am already looking forward to walking from home, cutting through Memorial Park, and heading back next month to do it all again.

What if every house truly tells a story?

In this business, the agents who thrive are the ones who take it personally, and this one absolutely was. There is no “it is just another house” mindset here. Every home represents years of memories, milestones, and meaning. My responsibility is to honor that story and help sellers win in the best way possible.

Often, I am called when homeowners have lived in their home for decades, like last month when I sold a home for an owner who had been there for 74 years. These transitions are rarely about real estate alone. They are about health, timing, family, and thoughtful decisions. That is why it is never about just putting a house on the market quickly. Sometimes it means stepping back, creating a strategy, and moving forward with intention. No one wins by rushing, and I am deeply invested in doing it right.

Grateful beyond words to the sellers I adore, to Pat Byrnes for the beautiful staging, Atlantic Estate Sales and Cathie Pacchia for navigating a tight timeline and making everything run smoothly from setup to cleanup, and to Susan Samay from the Natalya Price Team for bringing in such wonderful and patient buyers. This was truly a cohesive and collaborative process.

While it is never easy to close one chapter, it is always exciting to see a new one begin.

What happens when two homes on parallel streets hit the market at the exact same time? You start seeing the same familiar faces at every open house, answering questions about school bus stops from memory, and pulling up NYC train and bus schedules faster than Google.

But successful sales are never just luck. They come from preparation, strategy, and a whole lot of behind-the-scenes work.

1. Meeting with sellers, sometimes countless times, to build a thoughtful plan and marketing strategy designed for success.
2. Collaborating closely with stagers to bring the vision to life and identify and highlight the true “hook” of the home. Sometimes it’s exceptional construction, an incredible kitchen and view, a beautiful outdoor space, a warm family room, or a stunning primary suite.
3. Creating a Weichert open house experience that helps buyers comfortably navigate the home while getting every question answered. Private showings are invaluable, but an inspired open house creates energy, traffic, and demand.
4. Negotiating with buyers and buyer agents to secure the strongest possible terms and conditions for the seller while keeping the process smooth and focused from start to finish.

Then comes closing day. The home is professionally cleaned, the keys are delivered, and a new chapter begins for another family.

And just when you think you’ve done it all, another sign goes up, another family starts dreaming, and the whole exciting process begins again.

About ten years ago, I put up a big letter sign in front of our Weichert Realtors Chatham office. Being right at the main entrance into town, I wanted it to bring a little “Friday night” feel, something that reminds everyone passing by of all the great things happening in our community.

From big high school games to the local fishing derby, Fishawack, and everything in between, it’s been such a fun way to share local moments. And honestly? The response has been just as fun. A little old school, sure, but traditions like this still matter.

That’s why I love seeing other local businesses join in and add their own messages. It brings the whole town together in the best way.

One that really stood out recently was from local business owner Jennifer Teutli of Mexican Spice, always creative, always fun, and serving up vibrant, delicious flavors. This one was truly memorable.

Can you believe how a simple message on a sweatshirt can spark so many moments of shared gratitude?

Every time I wear my favorite sweatshirt, I receive compliments and hear people’s stories that often lead to genuine moments of connection and perspective. Most importantly, I’m reminded of how grateful I am for my family, my relationships, and the opportunity my career gives me to help people through such an important life transition.

I’m excited and grateful to share that I earned recognition as Weichert Realtors’ #1 top-producing agent in the country for March. In over 25 years, this has only happened once before, so I feel truly honored to receive this achievement.

Recently, while talking with fellow top producers Jane and Carrie, we joked about retiring one day to start a “Golden Girls” commune for realtors. Even though the spring market can be fast-paced and intense, we all agreed that what makes it meaningful is the same thing every time: helping people buy and sell homes while staying grounded in kindness, collaboration, and integrity.

I’m so thankful to Weichert Realtors, my manager Marcus Hicks, my colleagues, and my family for your trust and support. I truly appreciate each of you.
