Seeing chatter online that’s making you wonder if home prices are about to fall? Here’s some information that’ll put your mind at ease.

Over 100 housing experts agree prices are projected to rise nationally for at least the next five years. And even the most pessimistic of those forecasters are not calling for a crash, or even a decline.

Now, the pace of that price growth will vary by market. Some areas will climb more than others. Some may see small, short-term declines. But the big picture is: expect slow, continued growth.

And that’s not a crash. That’s a market getting closer to what’s normal.

How low will mortgage rates go? Here's what the experts are saying in their latest forecasts.

While no one is calling for a big drop, experts think there will be slow improvement over the next year.

But it won’t be a straight line down. You’ll want to brace for some bumps along the road as new economic data comes out.

And here's what you need to remember. We don't have to see a big drop for you to feel the difference. Any downward movement should help your bottom line.

If you want to see a rough ballpark of what your future monthly payment could look like as rates ease, DM me.

New home sales just hit their highest level in more than two years, and it’s not hard to see why.

To help sell their inventory, many builders are cutting prices, buying down mortgage rates, and more. And these incentives can make a real difference when you buy.

That’s why so many people are opting for brand-new homes lately.

The bottom line? A newly built home may be more within reach than you ever thought possible.

Let’s talk about what local builders are offering in your target area and see what fits your budget.

That’s why knowing your local trend is everything. Has anyone stopped to explain to you what’s really happening right here, right now?

What would make you feel more comfortable making a move?

63% of would-be homebuyers say lower home prices.
50% say lower mortgage rates.

If that’s what you want too, here’s the update you’ve been looking for.

Experts are projecting single-digit price increases in many markets this year. Some areas will even experience slight declines. That’s a far cry from the 20% rise we saw just a few years ago.

At the same time, mortgage rates have eased from their recent highs.

While it’s not enough to completely change the game on affordability, both trends should stick around going into 2026.

If you want to talk through how this helps your budget, DM me.

Saving to buy a home? Don’t forget your closing costs.

They’re not the same everywhere. In some states they average roughly $2-3K. In others, nearly $20K.

This map shows the state averages. Use it as a ballpark for your budget, but be sure to work with a local agent and lender to get your real number before you start shopping. Because it depends on taxes where you live, the home’s price, and more.

DM me if you want an estimate on what you can expect to pay in our area. Or, if you’re looking for tips on how to bring that number down.
