So you found “the one” online 🏡 and sent it my way. Before we schedule a single showing, here’s a look at what happens on my end first. This is the part most agents skip. 👀

Listing photos and descriptions tell you what the seller’s agent wants you to see. My job is to dig past that and find out what the home is really like to live in day to day. That way, when we walk through it together, you already know more than the listing ever told you. 🔍

Every seller has a reason for moving, and it’s rarely just about price. 💭 Sometimes it’s a job change, a health need, a family situation, or simply a home that no longer fits their life. Knowing the why helps me understand what flexibility might exist for you.

Inspections will always uncover things, but a second, trained look before we ever step inside can save you time and disappointment. 🧐 I’m looking for the small clues in photos that hint at bigger questions worth asking upfront. It’s one more layer of protection before you fall in love with a place.

Once I’ve done the homework, you get my honest take. ✅ That includes what genuinely excites me about the home and any concerns I have, side by side. You deserve the full picture before your heart is already set on it. ❤️
