A homeowner recently asked me:
"Corey, a house down the road just sold for $300,000. Does that affect the price of my home?"
The answer is: not necessarily.
In real estate, we don't determine value based on any house that sells nearby. We look for comparable sales—often called "comps."
A comparable home should be similar in:
✅ Size and square footage
✅ Age and condition
✅ Number of bedrooms and bathrooms
✅ Location and neighborhood
✅ Features and upgrades
In this case, the home that sold down the road was newer, larger, and had an additional bathroom. Those differences can significantly impact value, which means it would not be considered a true comparable for my client's home.
When determining a home's value, it's not about finding the closest sale—it's about finding the most similar sale.
