Some of the RED FLAGS to look for in buying a home:
1) Get the restrictions and read the entire contents. This is what you are buying into.
2) DO NOT skip the final walkthrough. This will keep the seller honest in repairing and performing things that were agreed . If these are Not done, extend the closing date until they are DONE. This is your leverage.
3) In homes being repaired or additions were made, make sure these were permitted. If not, walk away. In Hamilton county Tn , building permit is required for any new construction, alternation, additions, or repair to a structure, and decks are considered structures.
4) READ ALL HOA DOCs esp. Financials in order to verify that funds are there to repair common grounds. This is VERY important for townhouses and condos.
5) Always use a Realtor. Realtors are trained in regulations and experience in dealing with sales of homes.
