Happy Memorial Day weekend, Chattanooga.

This weekend always feels like the unofficial start of summer...good food, time outside, the Chattanooga Chase, market energy, and a little extra time with your people.

And in the middle of all the fun, I hope we all take a minute to remember what Memorial Day is really about — honoring the men and women who gave their lives in service to our country.

Throwback to running the Chattanooga Chase in 2022— one of those classic Chattanooga traditions that just feels like summer officially starting.

Memorial Day weekend in Chattanooga always has a little bit of everything. You can run through Riverview, grab food at the market, catch a CFC game, enjoy the riverfront, and still take a moment to remember what the weekend is really about.

That is one of the things I love about this city.

It is active. It is local. It is full of tradition. And somehow, a long weekend here can feel like a little bit of everything — community, movement, good food, soccer, sunshine, and time with your people.

A few things happening Memorial Day weekend:

Saturday: Chattanooga Beer Fest at First Horizon Pavilion
Sunday: Street Food Festival at Chattanooga Market
Sunday: Chattanooga FC at Finley Stadium
Monday: Chattanooga Chase through Riverview
Monday: Memorial Day ceremony at Chattanooga National Cemetery

I am not saying we planned campsite haircuts. I am just saying they happened.

At some point during Adam’s birthday weekend, after climbing, camping, eating, and doing whatever version of relaxing we were doing, the campsite apparently turned into a barbershop.

No appointment. No mirror situation worth bragging about. No real reason this needed to happen right then. But that is kind of how these trips go.

You start with a simple plan: drive to Kentucky, climb at Muir Valley, camp, celebrate Adam’s birthday.

Then somewhere along the way, somebody is getting a haircut outside a tent like this is a completely normal thing adults do on a weekend trip. And honestly, those are the moments that make the trip.

Not the perfect ones. Not the planned ones. The random ones. The “how did we get here?” moments. The ones you laugh about before they are even over.

Happy birthday, Adam. I hope the haircut held up.

I understand why climbers talk about Muir Valley the way they do.

For Adam’s birthday weekend, we headed up to Red River Gorge and spent time climbing at Muir Valley and it absolutely lived up to the hype!

The walls, the trails, the whole setup… it is one of those places where you pull in and immediately know people come here on purpose.

This was not just “go hang outside for the weekend.” This was a real climbing trip. Gear packed, routes picked, arms tired, hands wrecked, everybody looking up at a wall pretending they feel more confident than they probably do.

And that is what makes it fun.

Climbing has a way of humbling you pretty quick. You can be standing on the ground talking like you have a plan, and then two minutes later you are halfway up the wall realizing the rock is very much in charge.

But that is also why I love it.

You have to problem-solve. You have to trust your people. You have to stay calm. You have to keep moving even when it gets uncomfortable.

Muir Valley was absolutely worth the drive from Chattanooga.

Some closings feel a little more personal. This one did.

My brother was connected on the selling side, and we have known the woman selling the home for more than 25 years. There was history there. Trust there. A real relationship long before this was ever a transaction.

And for me, that made this one feel full circle.

Some of my first real estate memories are tied to my brother. Watching him work, learning how much relationships matter, and seeing that this business is really built on trust over time.

So to be part of a deal where he had a long-standing connection with the seller, and I was helping the buyers move into their next chapter, felt pretty special.

That is Chattanooga real estate at its best. Local. Relational. Connected.

A house changes hands, but the story behind it is what makes it matter.

Bike to Work Day is TOMORROW, Friday, May 15, and Chattanooga is showing up for it.

Outdoor Chattanooga, Two Bikes Chattanooga, and Velo Coffee are teaming up from 8–10 AM. Two Bikes will have free quick repairs, and Velo is serving free drip coffee to anyone who arrives by bike.

One of my favorite things about Chattanooga is that normal life and outdoor life can overlap here. Sometimes the adventure is not a full weekend away. Sometimes it is just riding your bike to work and seeing the city a little differently.

Dust off the bike. Grab the helmet. Go get the coffee.

You think you are “just looking” until the right house shows up.

Then all of a sudden, you are picturing your couch in the living room, your coffee on the porch, your dog in the backyard, and your life happening there.

That is when things get real.

This past weekend, I walked through that with some buyers. We moved fast, had a local lender, had the pre-approval, wrote a strong offer… and still got beat out.

It stung...But it was not wasted.

Sometimes the house you lose is the one that gets you ready for the house you are actually supposed to buy.

We have officially CLOSED!!! Congratulations to the Lockes!

And this one is a true full-circle moment.

This story started when their grandson got into McCallie. That one big life moment brought the family down to Chattanooga, and from there, the conversation turned into something even bigger: could this be more than just a school chapter? Could Chattanooga become home?

Well… here we are.

The Bray's parents officially closed, and I could not be more excited for them.

This is the part of real estate I love most. It is never just about a house. It is about the reason behind the move. It is about family. It is about new seasons. It is about kids and grandkids growing, opportunities opening, and grandparents doing what grandparents do best: showing up, making big decisions, and building a life around the people they love.

Helping them through this process has been such an honor. From McCallie bringing their family here, to the search, to the conversations, to the details, to the final closing table… this one just feels special.

They trusted the process, trusted the timing, and trusted me to help them find the right place for this next chapter.

And now it is official.

They are Chattanooga homeowners.

I’m really proud of this one.

1453 Oldaker View went under contract in just 36 hours, but the real story is everything that happened behind the scenes to get it there.

What started as a pretty quiet Easter weekend open house turned into multiple showings and a strong offer. Full asking price. No concessions. On the surface, it looked like an easy yes.

But the truth is, real estate is rarely that simple. The deal almost fell apart.

But both sides were motivated, and instead of just letting it die there, we stayed in the conversation. We asked better questions, got creative, reworked the terms, and found a way to protect my sellers while still giving the buyers a fair path forward.

Sometimes the win is not just getting the offer. Sometimes the win is building a better one.
