And here's the interesting part: square footage alone doesn't tell the whole story.

🏡 LITTLE THINGS YOU DIDN’T KNOW ABOUT REAL ESTATE — #5

💡 Selling your home doesn't necessarily mean paying taxes on every dollar of profit.

Under current IRS rules, qualifying homeowners may be able to exclude up to:

💰 $250,000 of gain for a qualifying individual
💰 $500,000 of gain for certain married couples filing jointly

Generally, you must have owned and lived in the home as your main residence for at least 2 of the 5 years before the sale — but there are exceptions and additional rules.

And here's an important distinction:

That's GAIN, not simply the difference between what you paid and what you sold it for.

Tax situations can get complicated, so this is definitely one to discuss with your tax professional before selling.

But if you've owned your home for several years and you're thinking about selling…

👉 It may be worth finding out what you could qualify for BEFORE you list.

💡 Your closing costs shouldn't be a surprise when you sit down at the closing table.

For most mortgage loans, your lender must provide you with a Closing Disclosure at least 3 business days before closing.

That document lays out important details including:

💰 Loan terms
💰 Monthly payment
💰 Closing costs
💰 Cash needed to close
💰 Other transaction details

Those three days are there for a reason!

READ IT.

Compare it to your Loan Estimate and ask questions if something doesn't look right or doesn't match what you expected.

You don't have to walk into closing completely blind. 👀
