If you’re thinking about moving to Chattanooga, TN… these are your need-to-know items before you make the move 👇
🚘️ Traffic isn’t big city bad… but your commute changes FAST depending on where you live
Leaving downtown? After 3 on a Friday (or after 4 on a weekday) I-75/I-24 are MESSES gettin out of town. Go earlier or consider an alternate route via Highway 153 or Highway 58. You’ll still have traffic but it won’t be standstill. And if you are going into downtown at these times, stay to the far right on the Ridgecut on I-75. The left lanes will be splitting off to go towards Nashville/Alabama and you don’t need to be stuck in those, eventually the right lanes open up.
🏫 Resale value can depend heavily on what school zone you’re in
Even if you don’t have kids, if this isn’t your “forever home” you need to know what school you’re zoned for. Your realtor should know the ins and outs of private vs public vs public with a private vibe. (If they don’t, call me.)

This is often very jarring to newbies, but we are just nice people. Just nod and smile and we’ll let you off the hook for a conversation.
🛒 It’s pronounced: OOOLE-te-wah (Ooltewah), Whit-wull (Whitwell), Ol’ Jottie Bridge (Olgiati Bridge), Chick-a-maw-guh (Chickamauga). Shopping carts are buggys, all soda is “Coke”, crowns = crayons, and “yes ma’am” and “no sir” from kids is expected. Oh and for some reason everyone is Miss instead of Mrs.
🐔 The foul (fowl) smell you get sometimes downtown is the chicken plant.
Honestly you just have to hold your breath and deal. It’s one of our quirks. The smell is heaviest between MLK and Main Street.
⛰️ Do NOT drive up any of the mountains without a buddy the first time.
And do NOT take anything bigger than a pickup truck up the W Road on Signal Mountain. You WILL regret it. Tell your movers, tell your delivery people, tell your friends. Your GPS will likely default to the W Road but don’t fall for it! Re-route using Signal Mountain Blvd and stay on the inside lane going up. (And also yes, it is just “double u” Road- not West Road as sometimes our gps friends like to pronounce it.)
🚣 The outdoor lifestyle is real.
Weekend plans become hiking Lookout Mountain, biking the Riverwalk, paddleboarding the Tennessee River, exploring Signal Mountain trails, or spending evenings outside. People move here for a house… then stay because of the lifestyle.
✈️ You can literally get to the airport 40 minutes before your flight if you’re not checking a bag.
But be warned- parking is SCARCE Monday-Friday in the long term lots. (*Not responsible for any missed flights*)
💰️ Cost of living isn’t what it used to be—but many buyers still find more value here compared to larger metros.
Especially if you’re relocating from places with significantly higher housing costs.
Living here isn’t just about square footage and interest rates.
It’s about all of this.
