July was the best month of my real estate career, and I am still trying to wrap my head around it.

We helped buyers negotiate some incredible deals, with several homes accepted way under asking price. We also helped multiple families move into homes they did not think were possible for them yet. On the seller side, we set new local price records with a few of our sales.

There were so many listings, accepted offers, and closings that I could barely fit everything into one graphic.

I am extremely grateful to everyone who has trusted me, referred someone to me, shared my posts, or supported me along the way. A huge part of my business comes from people who know me personally, and I do not take that support lightly.

My next big goal is to earn ICON status with eXp Realty this year. It would be a huge personal accomplishment, but I want to earn it the right way by continuing to work hard, fight for my clients, and do a spectacular job for the people in our community.

Thank you to everyone who helped make July such an incredible month.

June gave me a close look at how the real estate market is changing across Lewis and Thurston Counties.

I helped put 7 homes under contract last month, representing 8 families between the buyer and seller sides. Every buyer I represented secured their home below the asking price.

That tells me there are some genuinely good opportunities for buyers right now. Inventory has increased, competition is less intense on many properties, and buyers may have more room to negotiate on price, repairs, or other terms.

Sellers are having a more challenging time as the market shifts, but strong results are still possible. We put 150 Glacier under contract above asking after just one day on the market, setting a local price record.

The biggest takeaway is that strategy matters. Buyers should not assume they need to pay full price, and sellers cannot rely on the market to do all the work for them.

April was the busiest month I have ever had! Huge thank you to everyone in the community, and let's hope for more big things in May!
