FHFA Officially Evaluating Portable Mortgages

There’s big news stirring in the real estate world and it could reshape how Americans buy and sell homes.

Federal regulators are now actively reviewing the concept of portable mortgages, a system that would allow homeowners to take their current interest rate with them when they purchase a new home. Instead of refinancing into today’s higher rates, you could simply transfer your existing rate and terms. If approved, this would be one of the most significant changes to U.S. housing finance in decades.

🏘️ What This Could Mean for Washington Homeowners & Buyers:

• Homeowners sitting on 2–3% rates may finally feel comfortable moving again without jumping to a 6%+ rate.
• More people could list their homes, increasing desperately needed inventory.
• Buyers who don’t have a low-rate mortgage already may feel additional pressure.
• Home prices could rise further as low-rate homeowners reenter the market and increase demand.

This is still in the evaluation stage, not policy but the fact that it’s being publicly discussed at the federal level is a major sign that changes may be on the horizon.

Let’s break this down realistically…

Portable mortgages won’t reduce prices or create true affordability. What they will do is allow current homeowners to keep their great loans all while buying a new home!

👍 Great for homeowners with low rates
👎 Not ideal for first-time buyers
🏡 For investors: more competition, but possibly more inventory unlocked as long-term homeowners finally feel free to move

Charlie Munger believed one of the best ways to increase a home’s value isn’t through kitchen upgrades or bathroom remodels but through landscaping. “You spend money on trees, and you get it back triple,” he once said.

In the 1960s, Munger partnered on real estate projects that turned a $100,000 investment into $1.4 million.

One key lesson from those deals was simple: lush landscaping sells. Buyers were drawn to homes with well-kept yards, and curb appeal often sealed the deal before anyone stepped inside.

Munger considered skimping on landscaping a mistake. He believed a beautiful yard made a powerful first impression and signaled care and quality to potential buyers.

Studies support his view, showing landscaping can boost home value by as much as 30 percent.

At a recent shareholder meeting, Warren Buffett shared how much Munger enjoyed real estate and landscaping well into his later years.

His message was clear—planting trees can pay off in a big way.

Congress was unable to reach a funding deal, and as of October 1, the federal government has shut down. During a government shutdown, many real estate programs are impacted, including the National Flood Insurance Program (NFIP).
• NFIP authority to issue new policies has expired.
• Existing policies remain valid for 30 days and can be transferred to new owners.
Shutdown-related disruptions may also delay IRS income verifications, FHA and VA loan processing, and federal housing program funding. These impacts could affect thousands of homebuyers, sellers, and renters.
