A common question I recieve is how much will an appraisal cost. The answer is that it depends on how complex the property is that I am appraising. A small home in town with a lot of recent/nearby comparable sales takes less time to appraise than a custom home on a large land parcel. Things that make a property unique typically add complexity -multiple parcels, waterfront location, living area much larger or smaller than most homes in the area, property zoning, major condition issues, an abundance of outbuildings, unique designs (shop house, dome house, log home, etc). These features require more research including going further back in time and further afield in the search for credible comparables that can be used in the report. Another factor that is taken into consideration is the intended use and the intended user of the report. A financial institution that needs an appraisal for a loan generally requires more forms, photographs, comparable sales and in depth reporting than a private party that needs an appraisal for a date of death valuation. Here are a few examples of fees for Private Parties: Vacant land appraisals can range from $400 on the low end to $1500 (for commercial vacant land), $500 to $1200 for a residential appraisal, and $1000 to $3000 for a commercial appraisal- there is a chance that your property could exceed those fees if it is very unique. I usually am able to give discounts when a client has multiple properties to be appraised, especially if they are similar in nature.
