🔔 Big News for Homebuyers & Sellers in Massachusetts! 🔔

Starting today, Massachusetts is enforcing a new regulation that protects your right to a home inspection — and levels the playing field in real estate transactions. Under 760 CMR 74.00, as part of the Affordable Homes Act:

✅ Sellers cannot require a buyer to waive a home inspection as a condition of sale.
✅ Offers that indicate a buyer intends to waive the inspection cannot be accepted.
✅ A written disclosure must be provided by the seller (or their agent) affirming the buyer’s inspection rights before or at signing the first contract.
✅ The buyer still retains the right to skip the inspection—but only if it is their independent decision, without influence or pressure from the seller.

This change underscores transparency and fairness—helping buyers make informed decisions and mitigating risks of surprises after closing.
