Massachusetts property taxes in 10 seconds⬇️

Your town or city sets a rate for every $1,000 of your home’s assessed value. Multiply that rate by your assessed value and that’s your annual tax bill.

Example: An $850k home in Andover right now?
About $10,464 a year (roughly $872/month).

Why do the property tax bills keep going up?

Most towns raise the total amount they collect by about 2.5% each year under Prop 2½ — plus any new growth. So even if your rate stays similar, higher assessments or the annual increase still push the bill higher. Rates and bills vary a lot by town, so always check your specific city or town.

3 Must-Check Basement Red Flags at Every Open House! 

Finished basements can look amazing… but they can also hide expensive problems. Save this reel so you don’t get fooled during your next home tour! 

1. Water Damage & Moisture:
Look for stains on walls/floors, peeling paint, musty smells, or white powdery residue (efflorescence). Even “finished” spaces can have hidden leaks that lead to mold and big repair bills. 

2.  Foundation Cracks:
Hairline cracks can be normal, but horizontal, stair-step, or widening cracks are major warning signs of structural movement. Always inspect closely! 

3. Fresh Finishes Hiding Issues:
New paint, carpet, or drywall? It might be covering up past water damage, mold, or pests. Ask when the basement was finished and always be sure to have a professional inspection done.

Pro tip: Never skip a full home inspection — especially on finished basements!
