71% of households in our state cannot afford to buy a new construction home right now. That is not a typo. Nearly three out of four families are priced out before they ever set foot in a builder's model home.

Average sale price came in at $511K, up 13% from February. Closed sales hit 182, a 36% increase month over month. New listings jumped to 357, up 84% from February. Price per square foot landed at $265, up 9%.

The number that tells the real story: 63% of Washtenaw County March closings sold at or above asking price.

Thinking about selling your home yourself? That is a completely legitimate option and some people pull it off well.

But here is what most FSBO sellers say caught them off guard:

1. Pricing mistakes are hard to recover from. The first 10 days on market matter more than most people realize.
2. Not every buyer sees your home. Agent networks and MLS exposure reach buyers that a yard sign never will.
3. Negotiation is about more than price. Terms, timelines, contingencies, and concessions all require strategy.
4. The middle of a deal is where things get shaky. Inspections, appraisals, and lender issues take experience to manage.
5. Contract details have real consequences. Small mistakes in a purchase agreement can cost you significantly.

FSBO can work. But it is not just listing a home. It is managing every step of the deal.
