Boston is putting up to $35M in low-cost construction financing behind housing projects that are ready to build but stuck on funding — up to $20M per project to cover the gap bank loans leave open.
The bar: Boston site, 100+ units, all city approvals (BPDA + Zoning Board) in hand, an affordable component, and shovels in the ground by fall 2027. Proposals go to the Boston Housing Authority — due Friday, Oct 23 at 2pm.
Why it matters even if you're not a developer: stalled projects restarting means future supply — and future listings. One to watch in our backyard: One Mystic Ave in Charlestown, part of ~1,400 homes the city is trying to unlock through a separate tax-abatement proposal.
Know someone with an approved project sitting on a drawing board? The BHA question window closed Oct 7 — but point them my way and I'll walk them through it.
