This message is to my realtor friends. I've added a new feature that may be of interest to you. You all have way more work behind the scenes that is never observed by anyone else. You are playing telephone tag with title companies, insurance, sellers' agents, and your CONTRACTORS trying to get a time scheduled to do repair estimates. This is where my new feature, Rapid Repair Estimate comes in. It uses geographically collected parts, supplies, materials, and labor rates to estimate repair costs, usually within hours. Not days or weeks to have someone get time to come look at it and then another few days to deliver an estimate.

This is NOT a replacement for a contractor estimate and walkthrough, but it will give you a defensible starting point in hours, before the contingency window expires or just to save hours of your time and days of waiting to move forward.

This report is a documented breakdown and is harder to wave off than a round figure. Every line shows the trade, the hours, the local wage source, the materials, and the markup. The seller's agent or their contractor can argue with a specific input, but they cannot dismiss the line, because every input is shown.

Not all homes will need something like this but for those that want to buy something at a lower price point that needs some love, this will help the balance of power at the negotiating table with itemized repairs at local repair costs.

This is a great feeling to be able to help a client save THOUSANDS on unnecessary repairs and bring his property into lender approved condition. I was called to inspect some discrepancies on an appraisal for a refinance in gorgeous Kettle Falls, WA. The appraisal stated the roof may be in need of repair. There was moss on the north side as is typical on a roof of this age but does not mean it is bad. The culprit for that assessors comment was probably from the small roof covering the front steps. It was in need of repair. By evaluating this and only repairing the damaged portion, the owner will save thousands by not having to replace the whole roof and be able to move forward with refinancing. BONUS!!! We went to eat at Maverick’s restaurant in Colville afterwards. I highly recommend eating there. Great food, great folks, great atmosphere.

This was another message in regard to the foundation certification the other day.

"No, thank you!! It was definitely teamwork but more so on your part! I’ve already let all the schedulers know what a great inspector you are and to call you if they see your name pop up on their orders. I really appreciate everything you did! And I’m super excited to continue working with you! You will absolutely be the first person I call in this area 😊 and I’m hoping that’ll be soon!"

The certification was going to fail due to a lack of fasteners. The seller was quite a distance away and I asked if he would mind if I went and did it for him in order to help Megan Jennen Realty Megan Jennen Touchstone Inw out and keep things moving forward for her and her client. I said I could swing by on my way to another inspection. He said he appreciated it and gave me permission to install the missing hardware, I sent updated photos on site talking with the engineering firm in real time, and we got the foundation passed.
