This message is to my realtor friends. I've added a new feature that may be of interest to you. You all have way more work behind the scenes that is never observed by anyone else. You are playing telephone tag with title companies, insurance, sellers' agents, and your CONTRACTORS trying to get a time scheduled to do repair estimates. This is where my new feature, Rapid Repair Estimate comes in. It uses geographically collected parts, supplies, materials, and labor rates to estimate repair costs, usually within hours. Not days or weeks to have someone get time to come look at it and then another few days to deliver an estimate.
This is NOT a replacement for a contractor estimate and walkthrough, but it will give you a defensible starting point in hours, before the contingency window expires or just to save hours of your time and days of waiting to move forward.
This report is a documented breakdown and is harder to wave off than a round figure. Every line shows the trade, the hours, the local wage source, the materials, and the markup. The seller's agent or their contractor can argue with a specific input, but they cannot dismiss the line, because every input is shown.
Not all homes will need something like this but for those that want to buy something at a lower price point that needs some love, this will help the balance of power at the negotiating table with itemized repairs at local repair costs.
