To be honest, I can't explain hiccups. But I can explain that looking at homes without getting pre-approved can set you up for disappointment. It's something I explain everyday!

1) Time is of the essence! ⏳️ In this market house are selling so quickly! If you find a house you like and want to submit an offer it will likely be under contract before you can get a pre-approval back and get the offer submited. You need to be ready to move FAST. ⌛️
2) Without a pre-approval is hard to know what your budget is. 🤑 The amount you want to spend and the amount the bank will lend you aren't always the same. It's never a good idea to shop over your budget! 🏡 or 🏫
3) If you find your perfect home and it's under contract before you're ready or if it's out of your price range it's very disappointing and sometimes hard to find another property that will compare. 😥
4) ⛽️With gas prices at an all time high, you don't want to be riding around looking at houses for no reason🚘. You'll want to only visit properties that you're serious about! 🤨 If you're serious, you NEED a pre-approval.
