When you buy a home, you may see two types of title insurance:

Owner’s Policy — optional, paid once at closing, and designed to protect your ownership interest for as long as you or your heirs own the property.

Loan Policy — typically required by the lender, protects the bank’s mortgage interest, and ends when the loan is paid off or refinanced.

Both can be issued at the same closing. Additionally, asking for both may qualify you for a reduced simultaneous-issue rate.
