It’s not just about tradition. It’s about faith, sacrifice, forgiveness, and love. A reminder to slow down, be grateful, and reconnect with God in a deeper way.

In a world that feels heavy and uncertain, may we choose kindness, patience, and understanding.

Here’s a quick look at what’s happening in our local real estate market:

• Median home price: $350,000
• Closed sales: 1,471 homes sold
• Median days on market: 20 days
• Homes selling for: 99.3% of list price
• New listings: 2,041
• Active inventory: 3,603 homes
• Months of inventory: 2.4 months

📊 What this means:

Home prices are slightly up compared to last year, and homes are still selling fairly quickly, with an average of about 20 days on the market.

Inventory remains relatively low at 2.4 months of supply, which still gives sellers an advantage in many situations.

However, new listings have dipped compared to January, meaning buyers may continue to see limited options in some areas.

📌 For buyers:
Competition can still exist, but there are opportunities if you are prepared and pre-approved.

📌 For sellers:
Well-priced homes are still attracting strong interest and selling close to the asking price.
